We have5.5 ac. raw (little improvement) wooded land approximately 6 miles out of town. We have cut a circular drive (rock) and cleared underbrush in the front of the land. There are no utilities on the property. It was our intent to build a storage shed to house tools, mowers and other small equipment so the work on the land thus far will not get away from us. I determined that a 12'x16' structure would be suitable for our purposes. We checked, rechecked the box stores for shed pricdes, researched companies online and compared materials as well as delivery/construction costs. This contractor set with us at our breakfast table as we discussed our needs, ideas, expectations, and "must haves". Jim gave a drawing, materials list, schedule and estimates for all. The finished structure has all the features we stipulated and then some. We did opt to have a roll up garage door as opposed to swing-open doors which warp and provide less security. This added $800 to the project but meets our needs much better than the standard shed doors. Jim maintained a detailed accounting of materials, costs, and labor. Although we paid on a straight hourly basis, he nor his helper ever "milked the clock". We are very pleased and have already scheduled some utility and grounds work in the next weeks.
Description of Work: This contractor provided a 12'x16' stick-built storage structure on 5.5 ac. raw wooded land without utilities. All piers are mounted in concrete. All ground contact material is treated lumber. All beams, studs, and joists are on 16" center. The frame is wrapped for weather and vermon tightness. S10 siding was applied over the wrap. The structure has a 30 yr. architectural roof w/ridge ventilation. A power opened roll-up garage door was installed. The project from start to finish lasted three days. The grounds were cleaned and all debris was removed from site. His estimates for materials, labor, and time of construction was right on target. Jim maintained a detailed accounting of materials, costs and labor. Although we paid labor on a straight hourly basis, he nor his helper "milked the clock".
