Chuck Paggett and his rental manager, Heather, selected renters for my property. They were supposed to screen them and do spot checks on my property. The first thing they did was push me to lower the asking price we had agreed upon. They were supposed to have "hastings repairs co" do maintence when necessary.
The worst offense was the repairs they were supposed to have done on the bathroom. Heather told me, some tiles in the shower had come loose and water was getting in the wall. I told her to hang a shower curtain over it and I would find a repair man. She told me that there was a shower curtain there already. I told her to hang another one over the damage! Duh! I didn't know a repair man, so I had Heather call Hastings(Chuck's partner in crime!) I told her to get an estimate for the tile repair (I specified to replace tile with tile not a surround nor paneling). The deck also needed some wood replaced and staining. I sent $1600.00 or more. She said it might be a little more if the wallboard had to be replaced. Well, the guy put paneling in the shower (at home depot it is labeled "not for use in the bath/shower). He replaced some wood on the deck and never stained it. I paid 1600+ for two sheets of $20 paneling and a few pieces of wood. The paneling rotted through immediately. The renter told the neighbors he was leaving because he could never get anything fixed!
Heather and Chuck let a registered s** offender live at my home. One small pet was allowed and there was evidence of a lot more: urine in the carpets, flea infestation, and many tie downs in the yard. The neighbors tell me he had so many pitt bulls there, people were afraid to go near that end of the street. All reports from Chuck and Co were that the renters were taking care of the place. These renters were also running some kind of club out of the basement and garage. I hope it wasn't dog fighting.
Heather called me to report that the basement leaked. I said, "so, it always has! I told you when I put up as a rental, when it rains it gets wet". She said their guy could put a load of dirt on the front of the house and it would slow the water from getting in. I asked if he would guarantee his work. She never got back to me.
When the last renter moved out: Chuck and Heather let them store personal property in my house, until they could come back for it. No rent required! One of the renters stole my $1500 pump from the washing machine sewer line.
Eventually Chuck called to say, he can't rent the place until I fix it up!
We made a visit to Clarksville after the last renter moved out. We pulled out the carpet. All the shrubs were dead. We discovered , the city had a lien against our house, for a clean up of the property. They had pictures. The renters had left trash all over the yard: rugs, mattresses, diapers, you name it! The renters and the city left a trash can packed with stinking garbage alongside the house. But Chuck & Heather always report that the renters are doing fine.
I went to the courthouse to press charges and got a court date. But the judge cancelled and I didn't reschedule. I was living far away and was unable to give this issue the time I should have. I have the evidence, e-mails etc and photos of everything. I have a name for Chuck!
I recently tried to terminate our management agreement and move to another management company. We attempted to come to a termination fee, and were unable primarily the outrageous termination fee (stated from the owner). We are now having to stay with them until our contract ends in Jan 2013.
