**Water Heater Closet has a full sized 8' door to enter and exit from and the ceiling is at a slaint as it is under a stairway. It is PLENTY BIG for 2 people plus water heater.
**Actual Electric Water Heater that was installed is NOT a part of the $875.00 Daniel Baker dba Tight Seal Plumbing charged us.
Water heater closet measures 76”(6’4”)L x 42”(3’10”)W x 63”(5’ 3”)T -tallest measurement of ceiling at tallest measurement of WH but up to 9’
The Water heater is 50 gallon/electric, a cylinder measuring 48” (4’)T x 24”(2’)W
Water heater closet was completely cleaned out before Daniel arrived.

Water heater was completely drained, pipes removed except for pan tee, electricity removed by my brother
which took 1hour.

9:15am Daniel Baker shows up… he cut the pan tee pipe breaking it in process and brother helped Daniel carry water heater out to his truck all taking around 30 minutes
. He stayed for 1hr 30mins waiting on his helper before he left for Lowes to pick up Water Heater.
Lowes is 40 min round trip. He left for 2 hours.
The parts alone he used cost between $75-$90 he charged us $180 for parts.
It took him 7 hours to install water heater. Unheard of.
He charged us 7 hours of labor $695 or $100/hr + $180 for parts totaling $875 for installation of an electric water heater.
When I came home from work at 4pm he was still at our house, his assistant was watching him, eating a sandwich.
At that time Daniel told me he would have the water on in 15-20 minutes. I went upstairs (6 days from delivering a baby) to lay down. All the rubber pipes were connected in their finished state at this time. Spoke with my husband over the phone and in front of Daniel around 5:30pm water was still not turned on. He turned the water on once I hung the phone up with my husband and had to wait for 30 minutes to check the heat on the water. He said and quot;I better make sure you have hot water before I leave” I said and quot;that would be goodand quot;.
I checked around for normal and customary rates which are $60-$70/hrLocal plumber. I found out Mr. Henson a plumber with over 45 years experience had recently installed 2 gas water heaters 50 gallon in 4 hours charging homeowner $350. Including picking them up and with a helper. His rate is $68/hr If Daniel is charging $100/hr it should have taken him 3 hours to remove old water heater, bring new water heater in and connect it.
Daniel Baker completely ripped us off, it makes me sick to my stomach to be taken advantage of period and when I asked about his prices vs. other plumbers prices in the area he told me he had gone to college (Covenant College).
Response from Tight Seal Plumbing LLC
"I'm saddened by this situation. I was aware of her frustration over the price, but not of the other concerns documented in this review. Back when this this occurred (6 months ago) I requested a brief meeting with her to save time and hopefully ensure her happiness, but texting was the only way she would communicate with me. Before she cut the check, I told her to her to pay whatever amount she felt was reasonable/fair for the service provided. She chose to pay the full amount of the invoice. Another point worth mentioning is that I gave her husband an estimate prior to beginning the work. The final invoice was within $100 of that estimate. There are additional things that could be said, but why pour more effort into a situation that will not improve. Please see our previous reviews on Angie's List for a more balanced perspective on our business."

After the diagnosis and initial installation of pipes. it was determined to call in someone that could determine further about the field lines. Tightseal arranged that and it was determined from this septic system company that we would need not only a new tank but also all new field lines with the proper cleanouts put in to make it easier should there be difficulties in the future. Tree roots were a huge contributing factor to the damage to the field lines. After this determination Mr. Rooter took over with the other installations ; who also gave us great service. Daniel of Tightseal has a great attitude and servant's heart. He is wise in his diagnosis and shows his professionalism. He suggested Mr. Rooter to give a second opinion about the new tank and field lines before proceeding with that. He did this with his wonderful partner, Denzel, in the freezing cold and ice of Jan. weather and amidst a back log of other work of broken pipes, etc. We were thankful for his commitment to his work.

We have problems with our drains about twice a year and have numerous floods which come through the basement toilet. Usually it is a root ball in the pipe or the grinder or "turtle" in the back yard is clogged or not working and we do not know about it until all the water we have used in the house is soaking the basement carpet. The washer has also caused a flood in the basement. We knew it was time for a check because of the tell tale signs- toilet was glurgling and water was beginning to show up under the washing machine, Basically we were tired of the problem, could not remember who came out last and decided it was time to find someone to take care of the problem once and for all. We really wanted to find someone we could turn to with these problems and work to solving them versus bandaging up the problem for the time being. I decided to search on Angie's List. I had heard it advertised before on the radio and thought that it would be a great way to find a plumber. I searched through the list and looked at all of the rated plumbers in the area. I chose Tight Seal because the reports seemed to be pretty positive. I was greatly impressed and so happy we chose them.

We tried clearing it ourselves for several days. The clog was deep in the pipes. Finally we called Tight Seal and he came very quickly that same day and knew just what to do. In about 15-20 minutes it was unclogged. He was very professional and very nice. We have used them on another occasion. We had a leak coming from one of the pipes under our sink in the bathroom. They came out and put in a new valve. Again very quick and very nice.

After having repeated problems with our outgoing sewer pipe clogging up, Tight Seal first unclogged the pipe (working with the city at one point) and then used a scope to inspect the pipe to find the source of the problem. They presented us with a number of options for keeping the pipe open with an eye toward economy. Their followup was thorough and prompt and they've checked back with us several times since, making sure that things are still flowing smoothly.

We consulted them during the inspection process of buying our house. They came on short notice and were helpful in providing the information we need for deciding what work to have done and when.

Contacted Daniel Thursday AM regarding City Sewer Inspection smoke test and need for cap replacement. Voice message left, call immediately returned. Appointment made for Friday 9:00 AM with Daniel stating he would call prior to coming. Daniel called and kept appointment as scheduled. Arrived with two other workers. Removed difficult broken cap. Had to obtain new cap at hardware due to unusual thread size. Painted cap bright orange for visibility. Willingly checked problem with toilet wobble. Tightened bolts stating the previous plumber did nothing wrong, bolts loosen with time. Also trimmed bolts which had been left too long. Very pleasant and knowledgeable. Will definitely use again.

They were very professional and were willing to spend the time to show and explain what they were doing along the way. They also gave me options as we went and explained the price for each so I was not hit with a bigger bill than originally expected. I would recommend them any day!
