Diamond Home Inspection, LLC

Chip Diamond (owner) is a polite, professional and friendly man. My "C" rating reflects that 50% of the inspection was fine. The 50% part of the inspection that was subpar, in my opinion, was the roof inspection. He chose not to get on a ladder and visually inspect the roof from the ladder (I did not expect him to walk the roof), but instead, inspect the roof from the ground, which he thought was sufficient (it was drizzling outside--no storms, no lightning, no thunder). It was not sufficient, as I later found (after closing on the property), that there were substantial problems with the roof that, upon a closer look (from a ladder), would have been revealed and quite possibly changed the outcome of the home buying process. The shingles had numerous holes (popped nails) and worn shingles, which caused significant leakage inside the home, and there are 3 layers on this roof, which he admitted to not seeing. The pic of the roof layers is attached - I'm waiting for other pictures from the people working on my home. This was extremely disappointing and frustrating to me, and has cost me money to fix. I talked with him about it, and he stood by his report. Just please be aware to be sure that your inspector closely checks the roof, and if they do not get on a ladder, due to any weather circumstances, reschedule it.
