"Ma and his crew were awesome! They showed up on time and finished the job when they said they would. I couldn’t be more happy with how the house and deck turned out. I would highly recommend them to anyone, thanks again for a job well done, and they also gave us the best price"

"Top Tier Painting did an amazing job painting some rooms in our new build. Absolutely loved the results and would recommend! Adrian and the team were very respectful of our home and got the job done on time. Communication was great, and I am glad I went with their recommendations. We will be hiring them for an exterior project we have in mind!"

Small jobs welcome

"Rod did an excellent job painting the ceilings and walls of my condo. He made sure the walls were patched as necessary before painting, and his paint job is flawless. His customer service was excellent and his prices beat the competition. Can't recommend enough."

"Workers showed up when supposed to and were very professional. Tore off old roof, replaced compromised decking and facia, and replaced with new roofing. This is the second job I have used TCS for, the other being gutter replacement. The two jobs done by TCS are the best experiences I have ever had with having home repair work done. I don't think I am unreasonably hard to please, but I do expect companies to show up when they say, answer or return phone calls or text in a timely manner (which is great with TCS!), clean up after themselves and do a quality job and stand behind their work. I would absolutely use them again!"

"Amazing on both jobs!! Painting was done so efficiently and in such a timely manner. We just purchased home so Jose knew we wanted to start moving as soon as possible. He completed the job in half the time quoted. Pricing was affordable and work was top quality. Him and his crew was on time every day and put in a day’s work, not like others we have seen that arrive late, leave early and only get a few hours in daily. We then hired him to power wash the outside of the house. Our home is 3000 square feet per the appraisal. Master bedroom is 2nd floor, so is full attic over game room. They removed all green algee on siding, cleaned bricks, windows were washed and squeegeed. All gutters were cleaned. White entry door looks brand new. The house looks amazing inside and out. My husband has hired him to replace a second story balcony deck to our master bedroom. He will be starting that project soon. We would highly recommend Jose and his company to anyone looking for quality work, at an affordable price. He was amazing to work with. So professional."

Deck Staining questions, answered by experts

There are more pros than cons when staining a deck. Deck stain is more affordable than paint, it protects the wood and allows the natural textures to shine through, and it can revive the appearance of your home. However, deck stain also requires prep work (sometimes days or more), carries more upkeep than a painted deck, and can fade over time if not cared for.

Yes, you must thoroughly clean your deck before staining. If you don't, dirt, debris, grease, and mildew can get trapped between the wood and the new stain. This not only looks unsightly but also prevents the stain from penetrating the wood properly, reducing its ability to protect the deck from weather and UV rays. As a result, the stain won't last as long or look as good. Any existing mold or mildew left untreated can continue to grow beneath the new stain, potentially leading to wood rot and structural damage. Always wait at least 48 hours after cleaning for the wood to dry completely before applying stain.

Various kinds of substances and deck preservatives act as protective coatings for wood to prevent rot, which is caused by water getting into the wood and creating cracks and splits. Stains, paints, and sealants are the three best options to protect your wood, but there are also oils, varnishes, and waxes available. You’ll need to reapply sealant at least once per year, and you should inspect your wood deck regularly to look for signs of damage or general wear and tear.

Limewash and whitewash are two techniques used to give brick a light, matte finish, but they differ in composition, application, and permanence. The best choice depends on your aesthetic goals and the specific surface.

Composition

  • Limewash: A natural and environmentally friendly option made from limestone, water, and sometimes pigments. It is breathable and soaks into porous surfaces like brick.

  • Whitewash: Traditionally made from lime, water, chalk, and binders, but a similar look can be achieved with watered-down white paint. It is paint-based and sits on top of the surface.

Appearance and Finish

  • Limewash: Provides a natural, textured appearance that allows the brick's character to show through. It offers a more traditional finish.

  • Whitewash: Creates a softer, more opaque finish, often used for a rustic or shabby-chic style.

Application and Permanence

  • Limewash: Is semi-permanent and can be removed, making it a good choice if you might want to change the look in the future. It requires more skill to apply and cannot be used on previously painted brick.

  • Whitewash: Is a more permanent solution. It is more forgiving to apply and can be used on painted brick. However, because it sits on the surface, it can trap moisture.

Ultimately, if you want a breathable, natural, and reversible finish for unpainted brick, limewash is a great option. If you need a more permanent, opaque coating that can be applied over painted surfaces, whitewash is the better choice. Whitewashing may also be more economical, costing approximately $1.40 to $4.20 per square foot.

An exterior paint job typically lasts between 5 and 10 years, though this can range from 3 to 17 years depending on several factors. The longevity is influenced by the quality of the paint and primer, the quality of the application, the local climate, and the type of surface being painted. For example, paint on wood siding may need to be redone every 3 to 7 years, while painted brick can last up to 17 years. Aluminum siding often needs repainting every 5 years.
