I didnt get the chance to see a house I was interested in and the guy who owned the house lost out on a potential buyer.
A disservice to both of us.

We didn’t get charged at all from them.  Jim was very professional, friendly, and he is just the best realtor we have ever used.  He did a great job and found us exactly what we were looking for.  He didn’t try to show us homes that were not in the area that we were looking at or that did not fit the description of the house we wanted but he found us exactly what we wanted.  He is just the greatest realtor that we have worked with and we have worked with probably ten different ones in the past.

VIVIAN SJODIN was contracted by us to find a house in a very specific price range, condition and general area. Although we were pre-aproved for bigger amount, it doesn't mean we are able to spend that much. This detail obviously escaped Vivian's sight; she was showing us houses out of our price range or completely ran down. Renovation would bring us up to the same "over our limit" edge!  Finally we decided not to lose our time with Vivian anymore; her 3% commition was much more important than the needs of our family...We told Vivian we are terminating our relationship and don't need her services anymore. We offered her compensation for time she spent showing us those terrible or expensive houses. She refused our offer.
We did our own search and found wonderful home we were happy with... And the h*** broke! We began receiving phone calls, demanding 3% commition money for the found property. She said we were still under contract with her and Remax! Sure we were! We consulted a lawyer and since we can't purchase this home without paying 3% commition to Vivian Sjodin (even though she did nothing to help us with this property!) We had to terminate purchase agreement on a house, extend our rent (this is were we are loosing money!) And possibly say goodbye to a home of our dreams.... Just because of a terrible business practices of Vivan Sjodin from Remax of Rapid City.
Bottom line- do your research before you hire! We are new in the town, otherwise we would know the name...
As of now we are considering a restraining order against this individual. What an experience!
