Work was performed as scheduled and report was complete, through and on time.
Follow up: when we needed to clarify something on the report for negotiations with the sellers, Patrick was more than happy to clarify over the phone. I would highly recommend Breen and Associates for a thorough and professional home inspection.
We are now very glad we called Mr. Breen because he exceeded all our expectations.
We found him to be very thorough and helpful with answering all of our questions during the inspection. He was full of valuable insights regarding how we could avoid potential problems that may occur in the future. Mr. Breen spent quite a bit of time showing us the drainage issues on the property as well as informing us of the solutions. He went over the fact that the roof clearly shows extensive hail damage and needed replacement over repair. Mr. Breen also explained the limitations of the home's electrical panel -- everything works just fine, but the panel is original to the mid-century house and will have to replaced in order to add anything new to the home -- this was very helpful as we do intend to do some renovations. Mr. Breen inspected everything, and took a lot of time with us.
Mr. Breen's full report was timely, well written, full of photographs for reviewing his findings and reflected everything he discussed with us during the inspection.
We would definitely recommend Breen and Associates for ALL your home inspection needs.
Let's move on to the basement. Breens report gave an all clear. We just had a professional come out and try to find the leak. Come to find out all of our window wells are deficient. All of them. Some of them are not even connected to the house. How in the world can you miss that? The leak is coming from one of the window corners. There are a few more infractions not even mentioned in his report like the foam insulation that wasn't correctly installed and is exposing a few beams under the house.
When we brought our case to the realtor, they said tough. Your home inspection gave the green light. Thanks Patrick.
"[Member's name removed]- I'm sorry this happened to you, but I would have appreciated you contacting us prior to posting on Angies List. Before trying to degraded an A+ reputation I could have offered to try and help, see exactly what you are referring to, or at the very least explain the report we provided. We have worked hard on our integrity and quality of inspections and are proud of our customer satisfaction - here and elsewhere. I still stand by our report and this type of response I believe is unwarranted. I have many photographs of your roofing surface and I'm at a loss at what you are referring to as such poor quality of installation. The "expert" that you are referencing has not accurately conveyed the correlation between the leak you incurred and any abnormalities in installation. Is it possible that between the time we inspected and the two months since - that the crack in the pipe flashing developed? The installation is not at the level you are painting. We do NOT deserve such a response. As for the leaking around the windows - I had a long conversation with your husband about the missing window wells and the poor drainage on all foundation perimeters. This is also outlined clearly in the report. I specifically told your husband that all the rock ground cover needed to be pulled away from the foundation and the slope underneath needed to be repaired to create positive drainage. Moisture was draining towards your foundation and around the window wells. Seals around window wells fail so that is no protection from leaking into the lower level. Window well covers need to be in place and the drainage needs to be flowing way from the foundation. With both those factors in play there would be no need to have any seals - they fail and are not reliable. I see it all time and is not something I promote as a solution.
