Buyer beware. Save yourself time, money, and a headache. Tom Oswald is a terrible builder. He will not abide by the contract he agrees to. He attempted to build a house for me in Ridgeway and failed to complete the house. It took him two years to complete 80% of the house. We had to fire him for breach of contract, his incompetency and poor workmanship. We are finding problems with his work all over the house. We are still fixing the mess he left behind. We discovered that Tom Oswald did not pay his subcontractors even though he was being paid consistently and timely through the construction loan. What kind of builder leave his subs unpaid and disappears. Tom Jr. is a crook and now running his retired dad’s (Tom Sr.) carpentry business and will eventually run it into the ground. There are a number of good reputable builders out there. Steer clear of Tom Oswald. If you don’t you will regret it.

I've been in litigation for 3+ years.  They wouldn't honor the contract they signed and ended up with a jury trial claiming breech of contract.  In this poor county they prevail but am appealing.  They do not do change orders in writing.  If you do decide to do business with them, hold onto your pocketbook.
