Roger is an absolute professional, arrived on time, courteous to me and the seller, thorough in his inspection just as the contract called for, with a detailed written report provided that evening. Roger identified some things that ended up making all the difference in my not purchasing the home. I am using him for a second inspection of a different home next Monday and have all the confidence he will give me answers I need to feel confident in my eventual home purchase.

The inspector seemed to do a thorough job on the interior living space of the home. He noted issues with window seals, some minor issues with the gutters and some flashing on the exterior and made recommendations for issues that needed repairs. The inspector did catch a concern with the water piping being polybutylene which has been shown to have a high failure rate and to which a re-piping job was negotiated as part of the home closing. He did not climb onto the roof for inspection but the shingles were replaced roughly 4 years before the home was placed up for sale.
When the home was near closing, the CL-100 crawl space inspection report had expired due to it being done more than 45 days in advance. When the re-inspection was done, issues with much higher crawl space moisture content than originally discovered were noted. Seeing this, I entered the crawl space myself. I would say that I am disappointed with the home inspection lack of comments regarding the general condition of the vapor barrier, insulation and poor support to the under floor conduit and piping. My inspection report indicates that there were no and quot;major defectsand quot; in the space. I expected a much better description of the disarray that I discovered. The report I receive was not as detailed as examples I have seen from other friends home inspections.
Overall, I think the home inspection was reasonably thorough except for the crawl space of the home. I would have been more satisfied if more details were given in the report and more pictures of the areas not normally accessible were provided.
