ASSURED RESIDENTIAL INSPECTION

In my opinion, he found some good things that that I asked the Owner to fix before the closing - BUT now that I own the thing, he missed a lot. For example: The biggest gap in his knowledge seems to be Electrical. He assumed that the reason certain lights didn't come on was because bulbs were burnt out. Wrong. We have breakers tripping every time it rains. Fixtures were completely painted shut with no way of accessing them. During the inspection, he did not even know that the furnace had a separate disconnect switch and kept trying to activate the furnace. The post lamps in the yard pulsate.The ceiling fixtures were getting so hot that you could not touch them without getting burned. These same fixures had wiring that was joined with 50 year old black tape. If you leave the switch off, the wires remain warm to the touch. We have not been able to tell what many of the switches in the house even do. Some of the outlets were painted shut. The closet had a huge 200 watt bulb in it that could heat a greenhouse - or set fire to your clothes. Only three outlets in the whole house can handle three-prong plugs. There is no place in the kitchen to plug in a microwave oven. He was recommended by the Realtor but the Inspection was cursory at best. You might pay more for a home inspection but it has got to be worth it to know what you are getting into with an older house.
