My husband and I met with the owner of this company, Todd, in March. We agreed to have a sunroom built on our existing deck. First, there was a problem with getting a building permit (no fault of ours). Todd had an engineer come out and get further measurements and we were told they would be submitted to the city for permit. Needless to say, we have had a hard time getting in touch with Todd and cannot get any information. Here we are three months later and nothing has happened. The last text correspondence was on a Thursday (June 6) and he said he would be in touch with us the following day before 5. Today is June 17, and still have not heard from him. The customer service is terrible and we would not recommend this company to anyone.

From start to finish everything was great.Todd gave us the estimate without any high pressure and told us when they would frame and when they would complete. Travis and crew installed everything. Travis does a great job and pays attention to detail,I highly recommend him.

Overall, I was very pleased with the end result. There was a lot of patience involved and some micro-management needed, but everything worked out in the end. We signed the contract in Oct 2021 and the material arrived in May 2022 with the job completed in July. Work consisted of removing the existing screen enclosure but leaving the existing roof, adding in 3 sides of windows and two sides of screens, removing an existing door and re-trimming the new opening, running new electrical for outlets and heated floor, drywalling ceiling and back wall, installing sub-floor and tile we provided, insulating ceiling and under floor and encapsulating underneath (2nd floor sunroom) with vinyl bead board and finishing off, installing crown molding, installing a ceiling fan, installing a thermostat for the heated floor. They did not do HVAC work or any painting. None of the sunroom contractors that gave me quotes did this. Here is my list of pros and cons: Pros: - Attentive to customer needs - Bob, the lead guy, listened to me, and did what it took to make me happy - Although not inexpensive by any means, the price included more turnkey items than any of the competitors, which were all more expensive. - Cleaned up the job site each day - trimmed out the windows and ceilings nicely - their drywall and tile guys were very good - the vinyl bead board finishing underneath the second floor sunroom, encapsulating the insulation, looks great Cons: - Had to wait 7 months for the windows to come in but the owner held to his price which was good - Window and trim hardware is not concealed, nor did the windows and trim pieces have pre-drilled holes. Hex nut hardware was face mounted and drilled on-site adding risk that mistakes could be made. The face mounted hardware looks ok, but not what I was expecting. Some was white and some silver, so I had to paint the silver hardware white. - Window quality seems ok, but not especially high quality. Time will tell. - Initial window install was less than optimal (not all at the same level and some crooked) but after a lengthy discussion on my expectations, it was fixed - Todd, the owner, never came out to inspect or monitor the job. Would have liked him to come out at least a couple times. - Their planning was a bit lacking, so they ended up making the job harder than it needed to be with extra steps. With better planning, they could reduce their costs and time for the jobs. -They cleaned everything way too early and the drywall and flooring people just messed it all up again, but it was never all re-cleaned by them. I had to do it. - They connected the heated floor, said it worked, but never fully tested it. It didn’t work so they had to come out and fix it after the job was done. Nothing major and it works great now. -I had to coordinate work between the HVAC company and Express Sunrooms Overall, I would hire them again. My wife and I love the sunroom. With some oversight and coordination on my part, they gave us a great new addition to our home.

Great, would use them again

Todd was easy to talk to, listened and helped with figuring out the best approach to accomplish what I wanted/needed. There was a misunderstanding on French door measurements to replace my existing faux French going into the living area, which resulted in the door I ordered from Lowe's being too small. Todd accepted responsibility for that though and I took care of coordinating for the reorder and exchange with Lowe's. If Lowe's had not messed up with the replacement - that hiccup would have been a minimal pain and delay. As it is though, a job that was started in October is just about ready to be completed in Feb. Two main factors - rain that wouldn't quit which caused a muddy yard that made it impossible for them to work AND the incompetency of Lowes. Overall, the finished room looks beautiful. One part of the porch was done with the windows, etc. and the other part was simply screened in. I raise butterflies and my object was to protect my caterpillars from predators and to keep bugs away in general. To help with that too, Todd suggested screening the length of the porch underneath (above the patio). I'm looking forward to the concept of being able to sit outside without getting eaten alive or battling other 'creatures' indigenous to this state (if you know what I mean).

Todd came out quickly, surveyed project and gave us a very fair quote. They are very busy because they are so good but when they started the project was done in a week. At the end of every day, they made sure the area was neat and organized. Bob, who was the Lead Installer, is a perfectionist and made sure every detail was addressed. He also kept us informed of every detail as it was done. The interior walls of the porch are made of vinyl beadboard which was a new product to us and absolutely beautiful and requires little or no maintenance. Overall we are extremely happy with the end result and materials used. The porch is absolutely beautiful in design, detail and beauty. We could not be more proud of the end result. To say the least, we are extremely satisfied with the project and quality of work and highly recommend this company to all. (The pictures shown are the before and after.)

Todd is a very good contractor and stands behind his work. The job took longer than expected, due to dealing with Mecklenburg County, this was also due to rain almost daily or several days each week. The job foreman Bob & helper Chris worked many days with no lunch, and a minimum of 8 hours without stopping. This helped the project get done. You can’t go wrong using this company.

Very good communications. Love the new panels. Minor issue with the shipping department, but Todd straightened that out the same day. Would highly recommend.

I have a screened porch that I wanted to enclose. Todd from Express Sunrooms was the first company I interviewed. I never make a decision after one interview. After meeting Todd I knew he was the right contractor for me AND I WAS RIGHT!! He was upfront, honest kept to the terms of our agreement. Time frame was as discussed. His workers were polite, respectful and cleaned up after the project was completed which was that afternoon. I am very pleased with the quality of the vinyl windows. Todd also replaced 2 pieces of siding on the house. He came and removed the pieces and found the company that matched my siding. He did that for me since my builder STANDARD PACIFIC was of little help. I can recommend Todd highly for your home project. You will be very pleased

Showed up to install on time as promised. His workers were friendly, courteous and very knowledgeable. Cleaned up every day before they left. Finished the job in the time promised. Todd Ackerman did everything he said he would do. When project was finished we inspected everything, "perfect" exceeded our expectations. Highly recommended!!!!

The early days were far from good, because of the poor communication with the service provider. I was later told that there was a personal issue that prevent Todd to catch up all the email and phones. But since he apologized and explained to me in June, everything got back to their normal track, including the pouring of concrete, replacing the rear window with a door, as well as the setup of the screen porch. I am not very experienced about such project, but quite a few things is out of my expectation finally, such as the nice stained concrete, the storm door (to be used because of the second project to add EZ windows), and a complimentary outlet in the garage that i was long for. He helped me to save another $600 with a minor change of the construction. Finally the completion of the project was just the same day i requested when i accepted the offer 4 months ago. My family are enjoying the nice porch right now!

We contracted Express Sunrooms (Owner is Todd Ackerman) to build us a 12 X 16 screen room, including ceiling fan and light fixtures. This came with a lifetime guarantee. We had to extend the cement from our existing foundation. Todd used a subcontractor for the cement work which turned out to be a disaster (we were not able to communicate with them since they did NOT speak English). They got cement all over our siding and window screens, which all had to be replaced!! (not by us, of course). There were several issues with the screen room installation that needed to be addressed. Also, the roofer left a mess, which HE should have cleaned up, but Todd had that taken care of. We also had problems with the gutters (they were pitched towards the house, not away from the house, etc., which had to be redone). Finally, after FOUR reinstallations of the gutters and several other issues we've had since the original completion of this job, things now appear to be good. Honestly, this job has been nothing short of a nightmare! The owner of this company hardly ever came to the job site! Perhaps if he had, and made sure everyone was on the same page, we would have had less problems and not stress as much as consumers!! It is now almost ONE YEAR since this project began....and it took that long to have things corrected. ***I do want to point out that the contractors that worked on this screen room were very supportive and made sure we were satisfied***. I just hope there will not be any more issues. Overall, the screen room finally looks like what we expected.

Excellent! Todd Ackerman was our contact person from the very beginning and throughout the entire process. He handled all paperwork with our HOA. He was prompt and responsive to all my questions. He gave an accurate timeline as to when the work would be completed. He kept me informed. The installation was completed in 2 days. I did not have to pay anything until the work was completed to my satisfaction. Todd has also been working with us on other needs, and continues to be responsive and helpful.

I cannot speak highly enough about Todd Ackerman and the work his crew did with our deck. From start to finish this project went off just as you would hope and expect. A design was discussed and threshed out keeping our budget in mind. An estimate was agreed upon. Communication was impeccable. The work started a little later in the season then we hoped but had nothing to do with Todd as much as the popularity of these custom made structures and manufacturing delays on that end. Once it came in things moved quickly . Todd told us when his crew would start and they were punctual every day. The contractor and crew were proficient , skilled and friendly. Todd inspected the work almost daily if not daily and asked for our input at every turn. The job was completed in about a week and was cleaned up perfectly .We even came in under budget! We could not be more pleased with the entire project and would highly recommend Express Sunrooms of York County.
