"If a central vac oulet wall was covered up it was not visible, the central vac worked satisfactorily when inspected. A toilet seat isn't a major defect , the inspection is based on finding major defects not maintence items like a loose toilet seat. The tubs that were he claims were not supported properly were built in the floor system so the support wasn't visible to be inspected, concealed areas aren't inspected, that would require opening up a floor system by removing sheetrock and or framing. The customer was there during the inspection and stated at the end of the inspection that he was satisfied, the inspection is based on a visual inspection of readily accessible areas, items not accessible cannot be inspected. The report listed lights that didn't work, we always advise that the bulbs be checked when the lights don't come on. I talked to the customer but he wasn't in any mood to talk, he just wanted to complain , when I explained that the inspection was based on a visiual inspection of readily accessible aea and he signed a written contract to that effect he still wasn't satisfied. The Inspections are based on the visible accessible condition on the day of the inspection , items that fail after the inspection and are concealed from view are not covered. I have been in business for over 20 years and pride myself on delivering quality home inspections."
