The last thing that I want to note is about construction in general. When a job is estimated, you cannot predict everything and there are few jobs that I have ever worked on that have no change orders costing the customer more money. Change orders for less than 10% on estimates above $10k and 15% for estimates below $10k are to be expected. The only way to prevent that would be to add that in the first estimate and price yourself out of the job. Insurance companies expect some minor changes too as they are in the same estimating boat. Most customers are used to getting estimates on things like car repair. Bear in mind that there are 1000's of the same model car out there and that repair has been done many times. Houses and buildings are not like that.

THis company are storm chasers. I called and just wanted roof replacement and he told me I had hail damage and I call ins adjuster and he said there was none. Then about 1 month later I really did sustain hail damge and call back AR and they met the adjuste and mer, the man from AR gave the adjuster some money in a hand shake. Then they gave me an estimate. Right before the roof was to be done they called and said the numbers on the roof size were wrong and some other and quot;adjustmentsand quot; and wanted to know what the ins company was going to give me. Unfortunately I gave them that number and they increased their estimate and even called the ins company posing as me to reopen the claim. The ins company called me verifing I reopened the claim and I said not!Then AR sent me a bill for over 3000 dollars higher than the estimate and more than the ins company paid me. I refused to pay the whole amount and they took oout a mechanics lein and eventually I agreed to pay, but had offered to settle for the ins payment, they refused. Stay clear and get 3 estimates and a signed contract!
"Our business has been located in Pickens County, SC for over 12 years. We have an A+ Rating with the Better Business Bureau! We are a LOCAL contractor and have no resemblance or connection to “storm chasing”. We are a small, family owned business with the honest desire to help our customers and provide them with the highest quality products and services available. Our customers include homeowners, business owners, municipalities, religious, and educational institutions. Mr. B is not being truthful about the situation concerning his vacation lake house property. We have NEVER “posed” as one of our customers. We do have contact with Insurance Companies to make the Insurance Claim process go smoothly. We have a lot of experience dealing with adjusters and we use the same software that the insurance companies use to produce their claim estimates. Our estimator noticed that the Insurance Company had made mistakes on Mr. B’s roof estimate; we immediately informed Mr. B that there would be additional charges to his insurance company. When the roofing project was completed, we sent in the paperwork stating that the roof was completed and included the supplement charges. Mr. B’s insurance company approved the supplement request and sent payment to Mr. B. After Mr. B received our final invoice, he refused to respond or discuss final payment. He did not answer phone calls or respond to certified mail. He only responded months later when we were forced to hire an attorney and place a mechanics lien on the property. From our point of view, Mr. B was paid IN FULL by his insurance company for the work we completed, however, he refused to honor the contract that he signed and planned to pocket the additional funds his insurance company paid for the mistakes they made. At Affordable Roofing, we do everything we can to ensure a quality job is done and that every detail is covered. We commonly find mistakes that Insurance Companies make on their estimates and we work hard to make sure every homeowner understands the Insurance Claim process. We are very sorry that Mr. B was unable to have a positive experience. Affordable Roofing made numerous attempts to contact Mr. B before finally taking legal action. Mr. B is not being truthful and refused to communicate. If Mr. B feels he has a solid complaint, we would be happy to have the local Better Business Bureau mediate his concerns."
The sales pitch was very good, and I felt comfortable about the product, price, and guarantee. When I mentioned the Angie's list discount, I was told that this price was so good the discount would not apply.
I was leery about this statement, but decided to go forward anyway.
I was impressed when they called so soon with the shingles delivered and wanting to start on the roof within just a couple of days.
I was traveling out of state when I got the call about the extra roof and extra money needed to continue with the job. I was not pleased by this $1240 surprise. Again I inquired about the $500 discount, and was told that they would check into it, but I needed to approve the change order immediately. Since I was driving I asked what my total bill would be with the extra work. I was told that it would be just under $10,000 ($9700 or something like that) I approved the work over the phone, and later received the change order paper work.
In the mean time, the roof was finished except for the chimney cap. I inspected the roof, and it looked good. However, on my back screened-in porch, I found about a 1 foot long rip in my screen that was not there before the roof was removed. I also discover that my satellite dish had not been replaced.
I called to see when the chimney cap would be finished, when they would replace the satellite dish per the contract, and what they would do about the screen. I also inquired about my final bill. I was told the chimney cap was special order and would take a little longer than usual, they would send someone to look at the screen, but I would have to put my own satellite dish back. I was also told that they had discussed my bill and that it would be under $10,000. I told Affordable that if they kept my bill under $10K, I would put the satellite dish back on and replace the screen myself.
When my bill came it was $10,339.04. The bill also came with the following statement and quot;The senior discount you seen on Angies list is for customers 65 years of age and older...and quot; I was not impressed with this statement because I did not know anything about a senior discount, and they did not know my age to know if I would have qualified for their senior discount anyway. So I emailed the $500 discount coupon that was still on Angies list and sent it to the owner Mr. Philip Flaugher. I received a call from Mr. Flaugher who denied knowing anything about this discount. Hard to believe since I was told he and his sales representative discussed this several weeks prior, and the above statement was put on my bill.
Not only was my final bill over the stated amount I was quoted over the phone, Affordable continued to refuse to honor the Angies list discount; I had to have my on satellite dish replaced even though it was in my contract for Affordable to perform the work (found out later that my new dish that was just put on a month earlier was damaged during the roof replacement and had to have a new one) , and I still have a gapping hole in my screen.
I did sign the order and the subsequent change order, so I paid in full.
Bottom line is that all the good work that was done on my roof was spoiled by poor communications, under estimated scope of work, price increase and the owner not honoring published discounts even after I sent him the proof.
