We hired Seneca Construction, llc to perform Interior
painting and minor renovations to our newly purchased condo prior to moving in. With a busy life and an impending move, we
were naturally apprehensive about taking on a remodeling project, however,
Seneca Construction reassured us that there would not be any worries as they
would integrate the phases of work into a seamless operation. Work was
completed within the time frame set forth by the owner and we couldn't be

Seneca Construction, llc was recommended to us by our Realtor and hired to provide pre-listing inspection repairs of our home. Work commenced on schedule and we were pleased with the professionalism exhibited by each and every crew that performed the work. Seneca kept us in the loop throughout the process and made several helpful recommendations to maximize the appearance and value of our home.
We listed our home after Seneca completed the work and received a purchase offer 3 weeks later.

Do not trust this guy to do your work. He charged me way more then what the average cost should be. He does not do any of the work him self. He hires other companies to do the work for him. He charges extreme amounts of money and hires other companies and keeps the difference. I talked to other companies that could do the same thing and they said I was way over charged. The jobs he did do he did not do correctly or the way we agreed upon. If you need work done go to Angie's List because I did not check with them first. The contractor told us he was business for 20 years but find out he has only been in South Carolina 8 years. When he left all the trash and extra debry he left it in the garage. He is a manipulator and a lier.

"Our company was contacted on or about 6/10/2012 to submit an estimate to finish [member name removed] recently purchased home that another builder had started but not completed. This home was vacant, vandalized and purchased at a substantial discount. After a site inspection, an estimate was sent with the scope of work, including a detailed pricing breakdown of each item. A short time later our company, the lowest bidder and on a recommendation, was hired as the general contractor. Upon commencement of work, Mr. Grampus immediately began approaching our tradesmen to ask how much money they were being paid by our company for their services. Mr. Grampus subsequently used this information to demand we lower our prices to what “he thought” they should be, contrary to the contract he signed. We contacted his loan officer to relay this information and were advised to walk away from the project as Mr. Grampus apparently also had issues with the department that originated his loan. After temporarily withholding a partial payment due for completed work, it was clear Mr. Grampus was an extremely unreasonable individual with his own agenda, however, not wanting to walk away from a referral, a decision was made to continue with hope that Mr. Grampus would soon realize the negative impact he was having on the project. At the hardwood flooring phase, an outside salesman was dispatched to his home to ensure the new wood, yet to be ordered, would match the already installed hardwood floors on the first floor by the previous builder. The material was then ordered and placed at the jobsite for several days to acclimate. This gave Mr. Grampus sufficient time to voice any concern he may have had. As installation neared completion, Mr. Grampus informed us that he did not think the new wood was a match to the first floor despite being aware that a flooring salesman had verified the match. The next day we met at his home and Mr. Grampus informed us he would be willing to “accept” the installed flooring in exchange for our company to pay his friends to paint the entire interior of his home, (interior painting not a part of the signed contract). Garage debris had already accumulated from the previous builder. Our crews placed empty material boxes in the same pile until work was complete. Mr. Grampus approached us with a proposal to have his sons dispose the items for a fee since they were not currently employed and could use the money. We agreed to his request and his sons were fairly compensated. Several notable items also worth mentioning: • Based on his comments, it is clear Mr. Grampus does not seem to comprehend how a general contractor/builder earns a living. • All work performed at the Grampus residence was inspected and passed by the Charleston County Building Inspector, and, a third party inspector hired by the funding bank prior to release of any draw. • Contract amount was $43,485, however, actual amount received was $37,680, excluding additional, unreimbursed, costs we incurred throughout the renovation. • Our company installed new carpeting on the staircase and master bedroom closet, free of charge. • Mr. Grampus has not paid a substantial sum of money for electrical work completed by our company to correct issues by the previous builder (this item not a part of the contract). • Mr. Grampus has not fully paid for a new HVAC component in his attic • Mr. Grampus indicated he did not check Angie’s list prior to hiring us. We are in agreement that he should have as this would have given him the opportunity to review the glowing feedback we have received from other clients. It is perplexing as to why Angie’s list would not verify the accuracy of a member’s comments prior to publishing the post."

The sunroom is wonderful, all of the trim matches the existing house which is exactly what we wanted. We wanted it to look like it had always been here, rather than an addition. The decks are great, quality construction, with pergola roofs. Really adds a nice look to the house. Seneca did a great job and we will definately use them again.

Great experience. Very nice having the company owner (Tom Garian) on-site to coordinate and supervise his crews and be able to accommodate immediately different requests that arose during the project. Basically, we could just go to work every morning and let Seneca take care of our house, from soup to nuts. Excellent job all around. Very pleased with not having to watch/monitor every aspect of the job or worry about security issues of the crews etc. Not only were the crews very polite and professional, the owner of the company showed up on the job every day and was always available. In the last year, post-project, the Company has checked back in with us to see if everything was still great. (A nice follow-up touch we appreciated.) Additionally, we have yet to find one single nail in our yard from the roof tare off, so we are very impressed with the project cleanup, including magnetic sweeping of our lawn after the project was completed. Overall we were very pleased with the entire project, both during construction and the final product. Grade A+. Would use this company again.
