The appraiser that inspected my home was quite young and had recently moved to the area. The appraisal is not adequate to support my loan and indicated that despite construction of a new home (completed February 09), at a cost of 53% of the prior appraisal (the demo'd house was valued at 13% of the original appraisal), my property only increased in value 5%. At the recommendation of my banker, I called Mr. McCall. He never returned my call, but had someone else in the office return it several days later. I requested that they review my appraisal and consider that 1) land comps used were improper [my lot exceeds an acre and has almost 700 lf of waterfront while comps used were as small as .21 acres and none had more than 480 lf of waterfront; 3 of the 5 comps had less than 200 lf of waterfront] and 2) many features of my new home were not included in the appraisal [show as 1 story when actually 2, did not include a half bath, whole house generator, security system, 560 sf wrap porch, home entertainment system, central vaccum system, fireplace, and other custom features]. I provided a large amount of documentation to support my position. I was told that the same appraiser that originally inspected my home would review it and a revised appraisal would be issued. All McCall did was add a list of the items I identified as missing to the new appraisal and increase my value by $25,000. Since then, I have had another local company do an appraisal (without any information regarding the amount of my loan request) and it was 25% higher than that performed by McCall. I still do not know which appraisal my bank will rely on as it hired McCall. I was especially discouraged that the "review" seemed quite prefunctory, that the original appraiser was who made the changes, and that Mr. McCall did not return my call despite my message to him that my banker had recommended I call him specifically.
Description of Work: CS McCall was hired by a local bank to perform a real estate appraisal for me to refinance a loan on a brand new home built on my existing lot. I had a prior appraisal performed in August 08 to support the original construction which appraised my lot and existing house which was demolished.
