Ryan has been doing home inspections for the Tracy Stutler Team for years. Never has there been a bad or negative experience, it has always been positive. Always arrives on time, thoroughly inspects the entire property, goes over the inspection in person at the end, and promptly gets the Inspection Report back to the client. The rates are very competitive considering he has been using FLIR equipment for years and did not up-charge for that service.

Ryan was amazing! He came out and kind of briefed us on what we needed to have done before he should actually inspect. A month later he came back out and did a thorough inspection. He was very descriptive on exactly what was wrong and what needed to be fixed on our home with pictures of EVERY thing so we clearly understood. His schedule was super flexible and worked around our schedule. He was great! We would highly recommend him and plan to use him for future homes.

Great! Mr. Raley arrived on time and proceeded with the inspection in a timely, professional manner. He explained what he was doing as he went and pointed out things that would not be included in his report but that I needed to know before our walk thru. He offerred to return before walk thru to ensure that a couple of major issues had been resolved. He promptly provided me and my realtor a written report within 24 hours. I highly recommend PHT Inspections and Mr. Raley would be my first choice if I am in need of this service in the future.

Ryan recently inspected my daughter's prospective home. He was very thorough and professional. He took the time to explain each area of the home and gave a detailed report of the inspection. He used thermal scans to detect issues with insulation, which adds a notch up with his inspection. I would highly recommend him as a home inspector.

I can't say enough good things about Ryan Raley, the owner of PHT Inspections, and his helper Will. He was recommended by our realtor and he told us when he arrived that he was very picky. Ryan and Will stayed for almost 3 hours, going over our future home thoroughly, taking pictures and making notes along the way. They took the time to explain their findings to us and had our report in our hands within 24 hours. Such great customer service is hard to find these days, and I highly recommend them. Ryan with PHT Inspections was great. Could not have pick at better inspector. He was on time, professional, and respectful. Not to mention he was by far the cheapest that I had found for the size house I'm buying. He gave me advise on what he found, and even said he'd be glad to come back out at a later time to look everything over again!! TOP NOTCH man and company. Would/Will do business with him again!!

We were more than pleased with the service we received from Ryan and Mike.   From the time of our first contact until we had the full inspection report and appraisal was less than a week.   We were present during the inspection and appraisal, and Ryan and Mike were able to answer all of our questions.  The final reports received were clear and easily understood.  The photos of the property were excellent and clearly indicated points that needed repair.  After reviewing the report, my husband and I were able to make wise decisions regarding this property which led us to decline purchase at the price the owner was requesting.  Needless to say, Ryan and Mike saved us from spending thousands more than we would have.  We plan on using PHT Inspections in the future and would highly recommend them to anyone needing a home inspection/appraisal.

Ryan came out and did a great job he was honest and keep nothing from me his customer service was great he is a person that anyone should use if they are looking for a home inspector

It went very well. I called for an appointment, got an answering machine. I left a message and got a call back within fifteen minutes. The appointment was made for a Friday, three days later. Mr. Riley showed up ten minutes early. He did what he was supposed to do. When done, he advised me that he would have the report to me on Monday. On Monday afternoon I received a completed appraisal on my Email. He was very friendly and informative.

I had to work with them long distance. I need patience and knowledge. They were Jonny on the spot. They got all my mold out an scrubbed down the walls. They were very nice to me. Came out did my job. I even forgot to pay them but they didn't me a hard time, I paid them later with no hassle. They were really good.

We got the appointment booked fairly quickly from initiating conversation (about a week). I wasn't the one who met the appraiser on site, but everything I heard was positive. I didn't know they would have to go into the home to complete an appraisal. The price was $25 higher than what I had been told to expect from an attorney -- so in the appropriate range. (Attorney could have been rounding down.) The report was amazingly thorough. The appraised amount came in about where we had expected based on tax information.

Ryan was great. He was as thorough as I wanted him to be in picking apart my house and letting me know where my trouble areas were located. He was very professional, and took the time to explain anything that I didn't understand or any additional questions that I had. His report was exactly what I would expect for a home inspection with two additional bonuses: 1) a summary punch-list that I could use to make sure that I fixed everything, and 2) pictures in the report so I could easily identify the areas we talked about (and that were highlighted in the report). I also plan on having him come out to inspect the repairs that I've had done to make sure that they have been completed properly. I used PHT when I originally purchased this house, and they were the only people I looked for to help me with getting this house back on the market. Plus, I used them to inspect my new house. I have used them again, and definitely recommend them to people I know looking for a great inspector.
