Top notch service! I recently had my Sunesta awning get stuck in the open position. The motor failed and the weather forecast was for wind and showers. I contacted Express Sunrooms on a Friday night and Jeff and Scott responded the next morning securing the awning in its closed position and diagnosing the motor problem. The motor arrived about 2 weeks later and Jeff installed it. In addition, he noticed the brackets pulling away from the house because the house was not designed to hold an awning, so Express Sunrooms re-installed the awning with a header board that not only looks nice but will hold the awning securely. I cannot say enough good things about the service, response and professionalism that Express Sunrooms in Ladson demonstrated in solving this problem for me. I am very comfortable in highly recommending them to anyone seeking products and services that they offer.

Just had a 12 by 20 screened patio built. Work was completed before projected. Josh and Jordan project managers answered questions and walked us through as building took place. They were responsive to calls and issues that came up. Very happy and would highly recommend Express Sunrooms as my neighbors just did.

The customer service issues we had during the sunroom process with Express Sunrooms Ladson are almost unbelievable to me 1. Was was supposed to be a 3 day project ended up taking 10 day (it did rain 1 day so that day doesn’t count against them) 2. Failed 1st county inspection. The crew didn’t ground the electrical box correctly. Work couldn’t resume work until it was corrected and inspected again 3. Walls went up and came down the next day. They weren’t right. 4. We called and requested to speak to the manager. We left a message with our concerns the manager never returned our call, the foreman never addressed the issues until we approached him ourselves.. 5. There was never any communication from the project manager to us, for example, why the delays, when the crew was coming or leaving. We didn’t know when they arrived or left unless we looked out the window. This is problematic when you’re trying to make sure your dogs have been outside before the crew arrives. 6. Tore a screen on one of the back windows of the house. We addressed it with them multiple time, we were assured they would repair it (this was in May). To date it has not been repaired nor have we heard from the company. We will have it repaired ourselves at our own expense so we can open the window when the weather cools. 7. The yard was not probably cleaned up when they left. We pulled screws and materials out of the dogs mouths on several occasions as we were cleaning it up ourselves. 8. It failed final inspection by the county. The crew had forgotten to install a number of screws. So they had to come back, fix it and wait on another county inspection. We used the express sunroom franchise at our home in Columbia SC and it was a smooth, excellent experience. Thus why we didn’t hesitate to use them again in Summerville. Bad decision on our part. I can’t in good conscience recommend this company to anyone.

I would not recommend Express Sunrooms. I contracted them to upgrade my screened porch into a 3-season type of room with vinyl window panels. I originally spoke with the salesman and got a quote in June of 2022. I submitted and got HOA approval in July 2022. Express sunrooms ordered materials and told me that it would take about six weeks for them to arrive and once materials arrived it would take about a week to complete the porch. Materials arrived in the end of September and the upgrade was scheduled for the beginning of October. On the day the install was to begin, I got a call saying that they could not make it that day (Friday) but if it was ok, they would start on Sunday, and I agreed. The next day I got a call from the installer telling me that they had ordered the wrong part and had to re-order my materials. It would take another six weeks to arrive. Materials arrived in the beginning of December and the install was scheduled. I was told that they would be arriving at 8 am Monday to begin. The installers finally showed up at 1 PM and worked until 3 PM. The next day they showed up at about 12 PM and worked until 4. The third day the installers showed up at 10 and worked until 5. I asked them if they would be completed by Friday as I was leaving town; he assured me that he would. Friday came and went and the install was not completed. I was told that they would complete the install while I was gone. While I was gone, I received a text saying that the job was completed. When I returned from out of town the following Saturday, I was stunned by the quality of work that had been done. There was not a straight cut in the entire project. The installer had cut the wooden handrail to my porch and left big gaps in the fit. The window panels installed where not the same height. They left screws and nails all over the flower beds and yard. I called the company and lodged a complaint; a manager came out and looked at the work and agreed with my assessment and ordered new materials to fix the porch. Materials arrived in Feb and a different installer was assigned to redo the work. Unfortunately, the materials were still not completely correct and additional panels had to be ordered. Panels arrived on 19 April but once again were not correct so once again, new panels had to be ordered. The panels arrived around May 11 and were installed on the 15th and 16th and the project was finally completed. This project took 11 months to complete after I was told it would take 6-8 weeks. During the entire Project I had little contact with Express Sunrooms. If I did not initiate contact with them, I would hear nothing. I spoke with the local manager about the situation, and I tried to speak to whoever was in charge of the manager, but I was told that he was the highest person I could speak to. I felt very frustrated during this whole process, I would definitely not recommend this company to anyone I know.

The workers consisted of two men and the son of one. With the exception of one day when another man showed up only once because he was seen by me and my neighbor urinating in my back yard. The original three did an exceptionally good job and finished on time. Unfortunately, the foreman rarely if ever showed up to keep me informed until I complained. When the job was finished there was more than just a little bit of trash to pick up which included garbage and construction material in the form of nails, screws, and wood scrap. When I asked the foreman about the trash he told me that I should’ve said something before the men left because now it’s my problem. Again I cannot fault the men who did the job, as it was the foreman’s job to make sure the construction site was cleaned up. We paid over $19,000. for this job and I still had a lot of work to do after the fact.

Having had our screen porch enclosed by Express Sunrooms with their vinyl windows was wonderful. However, at a later point, we noticed a small hole in one of the screens. One quick call, and Scott was on site and replaced the screen. The response was quick, efficient , and professional in every way. This is a company that I would highly recommend to everyone in this area..

Excellent. Decent price and excellent quality work!

They build a 15 by 15 deck. It seemed very solid when they built it - took 4 times for it to pass the city inspection over a 90 day period. Also had them replace old windows in a sun room with screens. They removed the outer wall of the sun room and then vanished for 3 weeks waiting for the screens - no outside wall for 3 weeks - not nice when it rained, they forgot to tell us that it would take 3 weeks to re-enclose the room. They added 2 new doors from the sun room to the house, we have been able to use one of them, the other doesn't really open and close without a jimmy. Nice people, just really bad control. They did come back to fix things so the deck would pass inspection, normally only had to call 6 or 7 times per failure.

Our new decks are beautiful! The company provided the replacement decking and discounted the labor for replacing the rotten decks. My husband assisted by removing the rotted out decks and helping with the construction of the new ones to cut down on our additional capital outlay. Scott redesigned the footings and supports to insure that the rot would not occur again. We are pleased with our new decks.

Fast forward to a little less than a year ago - We noticed that the smaller of the two decks which they added out of the sunroom had what looked like rot in the middle of it. When my husband stepped on it, his foot went straight through. He immediately dismantled this deck so no one would get hurt and tried to contact the company via email. He got no response until we sent a message through their website. In the meantime, our large deck started showing similar problems. Walking on it felt spongy so we were afraid to allow guests outside. The supervisor showed up one day last February to survey the damage. He promised to get back with us. More than a month passed and finally my husband tracked him down. He said that the owner would pay for the materials to replace the deck but we would have to pay for the labor to have the work done which might run as much as $2000. He promised to be in touch to schedule the work. We had a wedding coming up and were expecting out first grandchild so we asked to work around these events. Weeks turned into months as we waited for a disposition of this issue. We had scheduled an extended summer vacation and when we returned, we resumed our quest of trying to get this issue resolved. My husband finally heard back from the supervisor who said that Hurricane Irma had damaged one of his worker's trucks but they would be in touch to schedule the work soon. That was at the end of September, 9 months after our initial contact. My husband has been calling regularly since but has not had his phone calls returned. We now have a door to nowhere out of our sunroom since that deck was removed due to rotten wood and our other deck is too dangerous to use. To be fair, we still do love our sunroom and have enjoyed spending time in it. It's the outdoor additions with which we've had problems. We've had decks on many of our previous houses and we've never had pressure-treated decking rot through in less than 4 years before! We'd love to report sometime in the future that this problem has been satisfactorily resolved, but as of today it seems that we are out thousands of dollars. The attached photos show how much the deck has sunk compared to the addition my husband added later and some samples of the rotted boards. However, trying to capture the true extent of the damage was difficult.It actually looks like a U! Unfortunately, one of our neighbors has reported experiencing problems too.

They did an awesome job! They were reasonably priced and completed the job in a 3 1/2 week period. It was half the cost of having a contractor do one for me. I would recommend them to anyone.

It was great. The Team from Randy, to Leon to Robert Williams the builder...went extremely well. Robert was the ultimate professional builder. His skills are unmatched. He was prompt, efficient, and worked from the moment he arrived (which was always timely) till the moment he left. Did not waste your time or money. Did the project even better than I had envisioned. Randy was the superb salesman for the company and Leon helped make sure the look of the porch did not look like an after thought but looked like it came with the home when it was first built. Robert also installed my new windows...made sure the rot was removed and implemented correctly. The outcome was beyond my wildest dreams...Outstanding service from everyone on the Express Sunrooms team! They come with my highest recommendations!!

Excellent! I would highly recommend Express Sunrooms in Summerville, SC. They did a terrific job. The crew was all very hard workers. The staff was pleasant to deal with. The Project Manager, Jeff, always returned calls in a reasonable time-frame. The quality of the screened porch is top-notch. The workers cleaned up after each day of work to a high standard. Great job!

After an initial hiccup with the permit at the county level, the installation went smoothly and professional. I was very hesitant about an aluminum frame porch on top of a deck. It is very solid and withstood the recent Hurricane (Matthew) with no issues. My wife and I like it very much.

These guys are one of the most professional contractors I've ever worked with. From the estimator/sales guy (Randy) to the installers and foremen, Express Sunrooms are responsive, knowledgeable and courteous. When the Town of Mt. Pleasant surprised us with a sudden permitting requirement, ES took care of it quickly without delaying my job. They also did me a favor by rushing the work to be completed before a party we were having. We love our deck and feel ES did good work.
You will pay a little more to get them, but they are worth it if you want a company that calls you back promptly and displays a high level of professionalism - hard to come by when searching for a contractor!
