Please post your lessons and added suggestions?One last note:One positive aspect you can count on, if you find you are dealing with a contractor who demands payment for work not performed on time or results in poor quality or not up to code, the law does protect you. You don't need an attorney. You have the right as an individual to file in small claims court for an award up to $7500 to have the work done over. You have the right after you receive your award to file a complaint in Columbia, SC according the SC Contractor's Licensing Web site, and have your contractor summoned to a hearing where they can pull the license and protect the public from contractors representing themselves as licensed qualified contractors. Always keep before and after photos and have a building inspection.Most important, check Angie's list. It can save you so much time and aggravation by hiring a qualified contractor.
Description of Work: Suggested Do and Don'ts and not stating anything specific in this report. Try and decide but read this first.Don't pay for anything up front until all services are completed, even if asked for money for supplies up front or to pay "their guys". Do be sure to sign off on any proposed change orders so you don't get forced to pay for anything you did not sign up for.Do not allow work to start until you see a city and state required business license. Do not believe anyone that says they called the city and a city license was not required as they are a state licensed contractor, especially if you already went to the city in person, and they told you in person it was required, and you had paid for your own license after being told it was required, prior to doing business in the city.Do check with the state on the status of the contractor's license before deciding on hiring a contractor.Do not allow work to start before you see a city paid and approved permit for each of the trades the contractor plans to bring in to do the work.Do not allow work to start until you get names and proof of bonding, license, and insurance status of all subcontractors. Do not allow the contractor to subcontract cousins not licensed or qualified to perform the work.Do be sure to take photos before and after work is completed.Do be sure the expected level of quality especially the end cosmetic look is agreed upon in writing as SC Law does not cover poor workmanship if it does not cosmetically look good such as drywall that results in terrible ridges and uneven unfinished surfaces or trim that does not match other trim, or hang doors that do not close or are missing screws and are not aligned with hinges intalled on the doors, or install doorways not up to code. Do not have phone conversations that are not signed off on in writing prior to the work being performed. Do be sure to have a building inspector come before you pay for the work.Do not allow the contractor to change the date the work is due or the amount due with out having signatures. Do not allow the contractor to demand you stay until the work is done and pay in full when the tradesman does not show up until 9pm at night to do work scheduled in writing for the next morning.Do schedul a walk through in writing. Don't change the date of the walk through or pay for work not done. Do get everything in writing and save your text messages and emails with photos and police report.Do get an account with Angie's list and check before you choose a contractor.Do make a visit to your local City Hall and ask for legal guidance and help so you know what is your responsibility and your contractor's responsibilities are. Don't approve change orders verbally, only in writing. Do have an attorney to consult with to know your rights. Do check with the magistrate for the laws. Do get the company owner's name and address before work begins.Do not pay cash. Do not give your contractor a key.Do change your locks and install video surveillance if you do give them a key.Do save all emailed and text threats you receive especially when they exceed 58 emails and 47 pages of text messages.Do check with the magistrate to find out how to file a claim to have the work paid for that needs to be done again properly.Do send all final payments in a check with paid in full written on the check. Do keep the running balance written on the checks you make payment with , if you do make prior payments out of the kindness of your heart.Do know, that if offered a discount the contractor is not responsible for anything you don't pay for. If they nullify the discount in writing, they are now responsible for the discounted work. You can then file a claim to have the work done over if it this discounted work was done improperly and not up to code.Know your SC building codes and be sure to file a claim to have the work done over again to meet the code if it is not done to code and you paid for it. Do file a complaint with the SC Licensing Board and have a hearing where you can provide photos of work performed so if they decide there are any violations, they can pull the contractor license and they will no longer be permitted to perform licensed work in state again. Do have a Building Inspection done so you will have evidence needed in court in addition to your photos, your emails, your text messages, your cashed checks and police report.I learned that Angie's list does not allow liable and so this is only a list of suggestion to share with you to be sure you are choosing and operating as a secure customer.
