I went to Lance Woodley realty office with a property I wanted to sell. He is located in Irmo, the property I wanted to sell
was located in Leesville. I was immediately told there was someone in their office looking for a property just like this.
In fact, she was the first one to look at it after Lance listed it. I had been asking 199,000. Lance talked me into taking
60,000 off my asking price. Then after his employee looked at the property, he came back with an offer of 95,000.
I said no right away. Then he seemed to lose interest and I didn't hear from him for a while. One afternoon I get a call
from a couple who looked up my name through Lexington county tax records. She said she had been calling Lance trying
to see the property. She contacted him on 3 different occasions and he told her he didn't have time to show it.
Then, when she called again, he told her to jump the fence and look in the window. That was when she looked me up
through the tax records. Lance also told prospective clients that they could only pay cash for this property because a
bank would not finance it. Which we have since found out is not true. Why would that be his business anyway??
No other realtor has ever called the bank to ask about whether this property could be financed or not.
Obviously, he didn't want to take the time to show it. I'm still shaking my head about it. Why would you take on a
property if it was too far away?
I just don't think a realtor should tell prospective clients to jump a fence. Ridiculous!

Had to request feedback from showings while friends listing with other agents got a report from their agent after every showing.

He and his team at South Carolina Home and Land Realty were extremely helpful and patient in assisting my fiance and I in our home search. We worked with Lance for at least two months, until we finally found just the right property. We liked his low pressure approach, his responsiveness to our needs, and his extensive knowledge of the local market. His staff was more than willing to send us links to property that matched the criteria we were looking for; and Lance was always willing to arrange showings for houses we found either on line or from driving through neighborhoods of interest. Lance was also instrumental in making all the arrangements when we finally found the home we wanted; from the negotiations right on through the required inspections and the closing. He and his staff are genuinely nice people and thoroughly professional. I would recommend Lance and his team without hesitation.

He was getting married at the time and we were passed off to his associate. She also became the realtor for the clients looking into purchasing the house. She told us that she was going to be our new realtor now. When we were closing, we called Trish that we needed another day to move. Lance quickly called us back to tell us he was our realtor and to not call Trish. We felt that she pressured to do everything their way. Trish wouldn’t even speak to us when she saw us at the closing. She is not nice and untrustworthy. We felt as if it was a bait and switch and we didn’t get anything with the selling of the house that we requested. We sold the house for $145k and the net was only $131k. I would not recommend the services of either of them. Keep looking elsewhere!

"Although it is impossible to please 100% of the clients 100% of the time, this is our goal. The focus of our firm is to educate our clients about the current Real Estate market and help them understand how it relates to their goals. This is a very deflated housing market; as well as a constantly changing market. Often friends and family members offer advice based on hear say. Clients are apt to react to this misinformation. We work to dis-spell any misinformation by presenting accurate market numbers. Some clients find it difficult to accept these numbers. The lack of acceptance does not make the numbers untrue. Excellent purchase experience. Mr. Woodley and his staff were very professional in the way this transaction was handled. From the offer to the closing, they were helpful in making sure that we received what we wanted for a reasonable price. After the sale was completed, Mr. Woodley contacted us and inquired about the house. The group later sent a gift to our new home.
