I purchased a rental condominium located in Palmetto Dunes (Hilton Head Island) in May 2015. The condominium, circa 1984, was purchased with the knowledge that upgrades were needed throughout. In particular - Kitchen, Baths, Tile, Paint, Interior doors, much more. Not long after purchase, I was referred to Bobby Armour and Residential Services Unlimited by a mutual acquaintance. Bobby visited with us in July and scoped out and provided estimates for the remodel effort. Bobby was cordial, straightforward and seemed to know the look we were after better than we did. It was obvious he knew what he was doing. Based on lead times for cabinets (Bobby uses Lowe's) and other materials we aligned on a start date in early August and I paid a 50% deposit. Between scope and start of the remodel I was also introduced to Bobby's wife Sheila and their son Sterling. Being an absentee owner, I was nervous, but confident we made the right choice of contractors. In early August I came down to pack the unit up. With Bobby recovering from some surgery, Sheila let me know that Sterling was going to manage the remodel. He showed up on time, walked through the scope of work, promptly pulled permits and bid me farewell for about the 6-8 weeks the remodel would take. During the process, Sterling kept me in the loop on progress via an occasional text message, pictures and email. He reached out as needed with questions on items such as faucets and towel bars and even made arrangements to handle appliance deliveries. When I initiated a change request to add under cabinet lighting, Sterling provided a solid estimate and took it in stride, despite the bit of re-work it required. He responded to texts and emails anytime I reached out.Near the end I pushed Sterling for a completion date to align with a incoming tenant (my boss) who had rented the unit - Despite the shortened timeline he committed to the date and delivered. When I arrived near the last day of the remodel, his crew of guys was busy cleaning and finishing up like a reality TV show. I put them on the spot with a shorter timeline and they delivered. The quality of the work performed was excellent and delivered on time and on budget. Sterling committed to wrapping up any punchlist items to our satisfaction. He is a pro.
Given the robust construction and remodel business in Hilton Head (tourism and rentals) hard-working, honest and responsive contractors are hard to find. I found one in Residential Services Unlimited and they've earned my current and future business. Kudos to Bobby, Sheila and Sterling - well done.
He issued a detailed estimate at the beginning and never strayed from that price. We paid 50% down (mainly due to the fact that we ordered new cabinetry and granite throughout the house) and paid the remaining 50% when the work was complete. The only additions to the base contract were for change orders that we requested. He directed us to local sub-contractors to select cabinetry, granite, bath fixtures and flooring. We selected faucets, towel bars, new door knobs etc. and he went to Lowe's to purchase them since they were part of the base price. He even gave us a labor credit for work we performed in the house like ripping up rugs, taking down blinds etc. since he knew we were anxious to participate, somewhat, in the process. The best way to describe his honesty was as we negotiated the final cost of the credits, change orders etc. he said, and quot;We are not going to make this difficult and he didn't.and quot; He even reimbursed us for a Roto Rooter bill for a clogged kitchen drain line that turned out to be in the center of the house and under the slab. Roto Rooter said that it most likely existed when we purchased the house and solidified due to inactivity in the lines for the three month remodeling. Bobby merely said he wanted us to have an issue free home when we moved in.
He was responsive to all punch list items such as knicked cabinet drawers that he replaced at his cost; touch-up painting; assisting us in dealing with a granite supplier that was not responsive to the delayed installation of our ceramic backsplash. He patiently worked with us as we selected paint colors for the house; hardwood flooring, carpeting and travertine tile as replacements for the existing flooring that was ceramic tile and carpet.
His work crews were neat, respectful of our home and very competent. He also knew how excited we were to see our newly remodeled home as we arrived in HH at the end of the process. He knew we would arrive around 8:00 PM on that day and when we arrived the outside lights were on and as we entered the home selected lights and paddle fans were on giving it a warm feel as we entered to see the finished product. That was a classy touch and one we appreciated very much.
Friends of ours who live in HH full-time saw the house before we started the remodel and when they came in at the end they commented that the house gave the look of a brand new home. On the last day of punch list work members of Bobby's crew that now saw the house with furniture and some accent items looked around and commented, and quot;Wow - what a nice house!!and quot;.
We cannot speak enough about the level of professionalism and honesty that Bobby Armour and Residential Services Inc. displayed. They were true to their word, followed through on all items and were responsive to our many emails and phone calls throughout the process.
We give Residential Services an Excellent Rating and would recommend them for any work on a home to a member of Angie's List. They can handle minor jobs and also proved to be able to handle our detailed and extensive remodeling project. Bobby even said that if we have a problem with the work he performed in the house the punch list will be on-going. He also is willing to go in the house if we are not there and investigate a problem arises that needs attention. We have such a trust factor with Bobby Armour that we would feel comfortable giving him access to our home.
This is a second home for us, and we needed the work to be done in a timely manor and without our on site supervision. We live hundreds of miles away. We settled one day and turned the keys over to Bobby the next day. The majority of the work was done in 21/2 months, from April thru June. The biggest hold up was waiting to order the cabinets, which we could not do until after we bought the house. However, Bobby had them designed with the help of Lowe's, and all designs reviewed by us prior to settlement, so that we were ready to go as soon after closing as possible! The cabinets did not arrive until 4 weeks later in May. Whenever decisions were needed, we were called. As improvements occurred, pictures were e-mailed for our review. We did make a few changes. There were never any change order fees. Any items that needed additional attention or correction were done promptly.
We are very pleased with the work and highly recommend them.
