Justin, O'Keef was always polite and friendloy. His work crew was not always up to snuff, but he made things right. This was the 4th job we had him do. However, he did not do the job the way it was agreed, did not finish it and then apparently left the country. It was very suprising that he did this. He sure must not have much of a conscience. Fortunately we had not paid him for all of it.

Larrow construction did a great job from start to finish. Design and
initial proposal were thorough to optimize objectives, improve overall
design of the house, and maximize return on investment. Quality of work
was outstanding. All sub-contractors were very seasoned, thorough and
professional (plumber, electrician, painter, .etc..)
Finished on
time, managed timelines, and was 110% flexible to accommodate changes
in scope, design, materials, and still finish on time.
I've
used 6 or 7 contractors in the past for jobs ranging from $30-$250k, and
Larrow construction far and away does a better job on quality,
thoroughness, and managing to a timeline. There were some bumps during
the process, but adjustments were made and it was a great experience,
from beginning to end. I wish all contractors had such a strong service
oriented approach, with a focus on growing theiir business via word of mouth.

I am quite displeased with the Justin O'Keefe and Larrow construction. We had agreed to and signed a detail construction contract which specifically called for:
1. Replacing the plywood sheathing on our exterior service shed roof.
2. Install a one-piece EPDM rubber membrane roof which is specifically designed for low-pitch roofs.
While the roofing work on the main house seems to have been done to specification, the 6'x10' shed roof was definitely not. Instead of replacing the the plywood sheathing, the roofing crew pieced in several small patches...not full plywood sheets as specified in the contract. They then skipped the EPDM membrane roof and left no roofing material on the plywood at all. Instead they installed a two-piece metal roof cap over the plywood. To make matters worse the metal cap was seamed with silioine caulk and the seam lies directly under the gutter outlet where rain water spills out. This work was clearly not done in compliance with the contract specifications that Justin agreed to. I have attached photo's to show the plywood patches, plywood sheathing without EPDM membrane, and metal cap.
Justin finally responded to my multiple voice-mail messages in July and met with me. He agreed that the work was done incorrectly and promised to send me a "letter of intent" to correct their work. I never received the letter of intent and have now left multiple followup voice-mails for Justin.....all of which have been unanswered.
After speaking with local permitting authorities here in Hilton Head, it turns out that Larrow construction never submitted a roofing work permit with CSA, our local property owners association. In addition, the building permit with the town of Hilton Head was pulled by a third-party contractor...not Larrow construction. So evidently, Larrow Construction simply subcontracted this entire job and charged more than twice the declared value of the job that was specified on the building permit. And after Justin received final payment, he stopped returning phone calls and would not stand behind his work or honor his contract.
Unfortunately this experience leads me to question what other short cuts were taken and whether all the other material specifications were properly adhered to. It seems that the only work that Larrow Contruction performed was providing and estimate and collecting payments.

In Sept. 2011 we contacted Justin to resolve approx. 7 main issues with our newly purchased home. Justin came right out to our house, and spent a lot of time with pictures, emails, text, and phone calls to advise us how he would resolve our issues. What he said, made alot more sense than the other contractors who came out to take a look. Today is Nov. 2012, and since his repairs in Oct. 2011, there have been no problems. We are very pleased with Justin's work.

Larrow was very responsive and completed the work professionally and under tight time frames. Larrow previously painted the interior on the entire house and made minor repairs. House sold in 8 days and was very marketable after Larrow finished.

My husband noticed some problems with our roof shingles after he went on the roof to blow the leaves. Seems there was some serious damage to our roof. I checked with Angie's List and got Justin Larrow's number from the top candidates. I left a message on his voicemail and Justin called me back within 24 hours. I explained the problem and he came to the house right away to look at the problem. We were afraid we might have to have our roof replaced, but Justin assured us that we just had an isolated probloem which would only require repair and not the replacement of the whole roof. We had a couple of other small problems with some water leaking into the house through the windows, which also required some repair and sheetrock repair inside the house. Justin assured us his company could handle all the repair and he e-mailed me an estimate in a couple of days. It seemed quite fair. We had great communication and his team arrived promptly and had the repair done in a few hours. His employees were polite and business-like. If you need a good, prompt construction company on Hilton Head, which handles a variety of jobs, I highly recommend giving Larrow construction a call. They were a pleasure to deal with

Larrow's GM Justin O'Keif called me within 2 hrs of my voice message to him. He was at my house, as scheduled, at 8 am the next day. Offered me a verbal quote and said he would be able to do the work with 2 days - and would get me a written quote. I accepted his quote and told him to get the job done. He called me some 2-3 hrs later and said he could get the job done in the afternoon of that day - and would like to do that as there was rain and storms predicted for that night. The work was done that day, the shingles almost a perfect match, and all debris cleaned up. I then had Justin look at 2 other small jobs and he quoted them to me. I have now used Larrow Const to do those 2 additional jobs and have them offer a quote on a third job. All of their work has been professional, timely, well done - and within budgeted quoted estimates.

This an investment property in another location from our residence that we rent out through an rental management company. The roof was leaking and we decided to replace it. Larrow provided a reasonable quote and communicated with us through phone and email. Justin sent us photos every day showing the progress on the work. Our management company confirmed that the work was professional. We were extremely happy with the work performed and would recommend that anyone seeking roof work on Hilton Head obtain a quote from Larrow Construction. When we move to SC next year we will contact Larrow for a quote on any work to be done on the house.
