The agent was very responsive and scheduled home showings usually by the next day if not the same day. Agent assisted in selecting home inspector, mortgage broker, closing attorney, etc. But the communication between the agent and these service providers was not done adequately. The agent scheduled and attempted to hold the closing attended by the sellers but without telling me. As a result the seller wanted to raise the price and the agent recommended doing so. I agreed only to increasing the earnest money. I think my agent paid the sellers $1,000 of her own money. After the closing I found that the HVAC system did not work properly. I hired an HVAC contractor to inspect the system. The contractor found that the system control had been modified because of a faulty supply valve on one of three zones. Because the Seller had completed the Disclosure Form without identifying the issue. I asked myu broker to pursue the seller's to recover the cost of the repair (quote is $1,075). The agent and her broker took the side of the seller and said that my inspector was at fault. I disagree. At the time of the closing the outside temperature ranged from 65 to 73 degrees. The HVAC system was turned off and some of the windows were open. The inspector could only determine that the HVAC system came on when called for by the thermostats but it was not possible within the context of a home inspection to determine that a zone valve was forced to stay open all the time.
