Low ball appraisal. Same appraisal as a house built 90 years ago, no mountain or lake views. Same square footage. Cancelled loan, went to a new bank and house was appraised $150k more. Apples oranges and tomatoes cost the same if in the same garden with them.

Les Duggins with Crider & Associates, Inc. appraised our house on 07/08/2013. This was one of three appraisals that were
done on our house. They were ordered by our relocation company as part of our home sale assistance program. Whereas the other two appraisers did a thorough job and produced appraisals very close to each other, we were very disappointed in the quality of the work done by Duggins at Crider.
His original appraisal included numerous sloppy errors. He mis-specified the type of shingles on our house (composite instead of architectural), he left out the security system, even though we mentioned it to him, he didn't realize the refrigerator was built-in, he missed the walk-in attic access, he specified our granite counter tops as solid surface, etc. His appraisal was $30,000 below the next closest appraisal. Also, his report was obviously written in a hurry with one of his write-ups just stopping in the middle of the sentence.
