I am giving a one star because a zero does not exist. I have an extensive list of the things that were missed in the home inspection that would have allowed me to negotiate a much better price. The HVAC temperature does not match the actual temp in the house. The inspectors response was that he checked the delta between the intake and the output registers. Well what he missed is likely to cost significantly in getting the HVAC unit tuned up. We have a number of window sills that have significant water damage on them due to the windows being left open (I assume) during a rainstorm on a number of occasions. The wood is significantly swollen on multiple window sills. The inspector claims he inspected them and makes excuses about furniture being in the way. There was part of a desk blocking one sill, all others were completely exposed. Extensive urine stains in the master bedroom, closet, and 3rd bedroom. He claims to have checked but there is no way possible given the extensive nature of the stains, they are everywhere! We have multiple dings in the wood floor that were covered with putty and then painted or stained. There is also a 1/16 inch gap in the floor boards that runs from one end of the living room all the way through the kitchen. So whoever installed the flooring came up 1/16"+ short and there is just a gap that is in part filled in with putty and others parts is just an open gap. This is not part of his responsibility to check or report on. There are a few significant gaps in the siding on the exterior. One I found on the back porch is big enough to fit my entire hand in. I found that something was living in there due to the collection of dirt and grass that I knocked out. There are a variety of other areas around the house where the siding is not well fastened leaving plenty of room for bees or other insects to get in behind the siding and create a nest. The inspector claims this is not possible to have been in this shape during the inspection. So in 4 weeks the boards mysteriously warped and an animal built a house in which to live. You decide. Most of the door stops in the house are missing. Extremely minor but something that again showed up on our home inspection report for the house we sold. The air filters for the HVAC system were old enough that when I opened the register a lot of dirt actually fell out of the filter. No mention of having checked the filters or anything about them. He claimed to have checked these, which tells me he is either lying or extremely negligent. The ceiling fan light in the main room was not checked to see if the light actually works because the bulbs were burned out. There is no mentioned of that as being checked or not checked or it being a question. He claims he checked this item and it was fine. The fan in the front bedroom is making noise enough to say something needs to be adjusted. He again claims he checked this and it was fine. The hot water in the powder room is almost to the point of scalding coming out of the faucet. There is a warning sign on the mirror, but that was not mentioned in the report. We see this as a significant safety issue and that was not brought up at all. He checked the water temp at the kitchen faucet but did not bother to check the powder room or to notice the sign on the mirror.

It?s rare to find the consummate professional
these days, especially in the chaotic and fast paced Charlotte housing market,
so I was really surprised and lucky to find Tim Brown.  Many of the home
inspectors in the Charlotte area, spend a lot of time marketing themselves
using videos or other promotional media, but their integrity, punctuality, and
professionalism are lacking.  Before finding Tim, I had a terrible
experience with one of the more well-known home inspectors around town. 
After letting him do a home inspection for one larger property, I decided to
have him also do the inspection for a smaller rental I was buying, and to my
surprise he tried to charge almost the same for a unit that was ¼ the
size!  When questioned about this, he gave the excuse that he still had to
block out almost the same amount of time for the inspection.  Needless to
say, I fired him and told him that if it required the same time, that was due
to his own poor time management skills.
 Tim
is the complete opposite of this.  Not only does he charge a fair price
jobs based on the size and age of the property, but he also does a better job
than anyone I?ve ever seen!  He generates a full blown inspection report
quickly and literally leaves no stone unturned in his in depth analysis and
research.  Furthermore, since I am a busy investor and can?t always be
present onsite for inspections, Tim always makes himself available for follow
discussions by phone.
 Lastly, whether in the market for a home
inspector, doctor, or car mechanic, the number one value I look for in a
professional is honesty, integrity, and availability, and this is where Tim
outshines the rest.  For each property he inspects, he does it as if he
were the buyer.  He will give you his honest analysis?both good and bad?so
that you know the true condition of the property. Unlike other home inspectors,
he will work hard to get the home inspection done quickly if you need to move
fast.  I highly recommend Tim and advise others to contract with him
whenever an inspection is needed.
