This was the most thorough, professional home inspection report I've ever received.
The home we're purchasing is new construction and currently occupied by the investors. As a general contractor I initially thought about passing on a home inspection because the home is brand new and I could do it myself. Fortunately I remembered the reason surgeons don't operate on their family members: they can't think and perform dispassionately when emotionally involved.
Unfortunately I couldn't be present due to a business conflict so my Realtor stayed for the inspection - almost 6 hours!!
During the crawlspace inspection he discovered a water leak coming from the master shower. Using thermal imaging he was able to locate the precise location of the leak in a supply line in the wall. This saved the current homeowner (and thus the contractor since the home is under warranty) a lot of time, money and disruption.
I highly recommend RPC Home inspections. YOU GET WHAT YOU PAY FOR.
He submitted us the full report within 24 hours via email, with pictures, notes, and all of the information we could ask for. It is literally like a manual for our new home.

When I checked RPC Home inspection?s website, in July, 2013, Mr. Maass was booked until the end of September, 2013. We did not even consider looking for another home inspector because we trusted Angie?s list reviews. Mr. Maass has the highest rate: A and the most reviews. I e-mailed him, we also talked on the phone and I was extremely lucky to be able to book him for 8/01/2013.
Mr. Maass deserves all the stellar reviews he gets. He arrived at 2:00pm, right on time, he inspected the house of 1953 sqft from top/attic to bottom/crawl space, every inch of it for four hours. He was extremely professional, he did not rush through things, he let us go with him, ask questions, take notes, and he even let my husband crawl with him under the whole house (he also gave my husband an overall to protect his clothes, which we appreciated very much). He showed my husband the problems he had found at 27 Split Rock Court, Irmo, SC 29063. For example in the crawl space he found structural problems, high moisture content/staining (for which he recommended a termite inspection which confirmed the presence of active wood-destroying fungi/ wood moisture content higher than 28%), polybutylene piping, etc.
Mr. Maass explained the various degrees of severity in the problems he had found and advised my husband what to do when it?s time for repairs. For the rest of the house he pointed to other things he had found and gave us many solutions on how to address them.
Mr. Maas is not only 100% professional, but he is also a trusty, warm, pleasant human being with an infectious laugh. He has a sunny disposition and his sense of humor made the whole process much less stressful.
He gave us the report the next day, answered all our inquiries, and encouraged us to call him if we have any additional questions. The report was very detailed in addressing each component of the house, contained pictures and at the end had a summary of areas requiring further evaluation.
We ended up not buying the house. The homeowner?s disclosure was spotless and had none of the problems found at the time of inspections (home inspection, termite inspection and HVAC inspection). When it came time to address the repairs the owner agreed to do only minor repairs and refused to address the major ones or renegotiate the price.
I cannot stress how much we value Mr. Maass deep knowledge and professionalism. We highly recommend him to anyone who wants an honest, quality, professional home inspection. For our next house purchase we will only work with him.
Mr. Maass was punctual, arriving at our appointment time. He put us at ease right away, letting us know that he was there to help us. He was very funny, which we appreciated. He did a very thorough home inspection, inside and out. He had no problem with us following him around as he worked and asking lots of questions. Mr. Maass was extremely knowledgeable, he has a background in renovation so he knows his stuff! We asked for the thermal imagining because of all the plumbing problems and sure enough, Mr. Maass spotted water damage on our kitchen ceiling before he ever brought the camera out. He found another leak above the living room ceiling and determined that both of our upstairs bathtubs have been leaking. He found many other smaller, issues during his inspection that we were not aware of, such as broken windows and a loose floorboard.
Mr. Maass also inspected the outside of our home, not only looking for structural issues but insect problems as well. We feel relieved to know what else is going on with the house so it can hopefully be addressed and fixed quickly by the contractor. Mr. Maass is amazing at his job and we would highly recommend him to anyone who wants an honest and thorough inspection done on their home!
