Southern Shores was the property manager for a duplex that a company I mange owned for quite some time. In that time, I often felt like they weren't bringing enough to the table to justify the money - about half of the profits. Sometimes they just collected checks. Then when something went wrong, I would often have to get fully involved. There was a mix of professionalism - it ranged from satisfactory to abysmal. A few times I almost threw my computer out the window I was so angry at them. I get the impression that they are understaffed, undertrained, and under supervised. Something has to explain why after so many months I was often disappointed. Long stretches of lack of communication, disgruntled tenants, and spotty quality assurance. Note: I am writing this as a manager of the company that contracted with SSREG.

Please know that we would have addressed your concerns immediately had you voiced your displeasure when the tenant moved out in the summer of 2013. We do take our client feedback very seriously and are sorry to hear that you were not satisfied with our services. This property was a rental for several years and a certain amount of wear and tear over that time is to be expected. Our properties undergo inspection during every move-out, and if there are any damages above and beyond normal wear and tear, we do withhold money from the tenant's security deposit. Trying to get anything done through the manager is difficult and usually required repeated efforts to get the issues addressed.

Your experience appears to be a result of our transition to a central support system. Instead of having multiple property managers who work with both owners and tenants, we have streamlined our processes to include individuals who are dedicated specifically to tenant needs, and separate individuals who work on managing owner requirements. We find that centralizing our efforts improves tenant and owner relations, response times, service quality, and overall tenant and owner satisfaction, maximizing the quality of our customer support. To address your concern regarding accountability, we have implemented procedures to hold individuals accountable for a tenant’s experience and customer service. After repeatedly meeting with Southern Shores contractor to discuss project scope and costs the contractor could not provide us with a contract that matched the scope of work or come in at the price point we had discussed. Despite repeated attempts to communicate our expectation time and time again the contractor failed to deliver a complete contract, not to mention each time the price jumped significantly. Finally we met with the management team of Southern Shores, this also proved to be extremely frustrating and provided no new resolutions to our issues. At this point my wife and I were so frustrated and had wasted weeks dealing with the incompetence of the Southern Shores team we had finally had enough and cut all ties with the company. Needless to say I will never be doing business with Southern Shores again.
