Very thorough roof inspection. Nick is very friendly with an easy manner. He took a lot of pictures of my roof to show good, bad, and ugly. He also encouraged me to ask for help through my insurance company because there is visible hail damage.

Our roof replacement went great from the estimate to the completion. We called for an estimate, got it the same day. Scheduled the install date, and installers showed up on time and completed a rather tough roof replacement in one day! Workmanship and clean up was excellent. I would recommend Charleston Roofing and Exteriors in a heart beat. I've included pictures, but we live in the woods are are up off the ground, so it's really hard to get a great view.

In the original work in January they were to fix the leak and perform an inspection, seal any nail holes, etc. As I mentioned in the first review, they were prompt, helpful, found the leak and came quickly to fix it. I wasn't there for the work but they left a proposal for an additional $750 repair in several areas. I was out of town for the month of February so I tried to call and schedule the work starting in March to no avail. At first I would get a response about each second contact, but the last four times I called and texted I got no answer. As I mentioned before I am willing to pay high prices for prompt and quality service, but certainly it seems crazy to pay high prices for unresponsiveness. I found another roofer who did the repairs for $125, and also found some nails that were up and they fixed those, which were supposed to have been done in January. So I am even questioning the quality of the work. Bottom line, I gave them an A review in January, but since then based upon this experience I regret doing that. They must be very busy and that's good for them. I'm building a new house and you can certainly bet who won't have the opportunity to work on the large new roof !

The pricing seemed a bit high given the amount of work, but it's been 13 years since I had any roof work done and I wanted a quality job, and did not want to spend weeks trying to save one or two hundred dollars.  
I would strongly recommend and would use again.

We were very happy with the professional and timely response to all questions. They got to the job quickly and did a fantastic job. They took all old materials away leaving absolutely no mess or damage to planting around the house. I was extremely pleased. We are hiring them to replace our back and front decking next. Mike Campbell was very prompt with his return call on initial contact. Because we had a leak, he pushed our job up due to this. Workers showed up on time and worked hard all day with a lunch break and quit at dark. The job was completed in just a few days and their clean up was impressive. They actually left with the yard looking better than when they first arrived.

I would definitely use them on any other project I may have that they can provide.

To anyone who is considering working with ?Charleston Roofing & Exteriors?;

                I am the president of an HOA in Mt Pleasant.  We are a small community with only 1 very old building (14 individual
condo?s and 1 townhouse) which was built way back in the 1970?s.   Our building has five different roof sections; divided by four ?fire-walls? of cement cinder-blocks which has concrete poured over them for ?cosmetic appearance?. 

                After years of doing patchwork on our old roof the HOA finally decided it was time to stop the bleeding and get a brand new roof.
                I myself took on this job of finding the best company for our small community.

                I personally spent many hours researching different roofing companies in the Charleston area.  I ended up calling 12
different companies (which had great reputations & reviews).    I left a voice message for ALL 12 companies (telling them I had a big potential project for them replacing a new roof for a multi-family building); I had only 6 companies call me back, I had only 4
companies that took the time to come out and inspect the property?.these 4 companies finally supplied me a quote.

                I won?t get into details about cost between the 4 companies?all four companies were almost in the same ball-park of each other.   Mike and his team stood out because of what they were offering and the impression I got from him.  

           The other roofing contractors gave me the impression that they would only be doing ?patch-work? but on a larger scale.   They only wanted to quote and replace SOME damaged sheathing on the roof and keep some of the original old ones.   If I am going to
spend THOUSANDS of dollars on a new roof?.I want to make sure I have a brand NEW roof?..not a roof which is half new & half old.

                Plus, the other roofing guys did not give me the warm ?fuzzies? about how to handle the flashing on our building.   Our
building is unique in the fact that our fire-walls are cinderblocks with concrete poured over it.   Some of the other contractors (once again) wanted to take the ?short-cut? and just add flashing OVER the existing flashing?.again this is just more ?patch-work? in my
opinion.

                Mike and his team gave our community ALL new sheathing, ALL new flashing, proper drip edges, 30 year shingles AND as an added upgrade we added ADDITIONAL water protection to our roof by COMPLETELY covering the roof with a product called ?Ice-&-Water Shield? (look it up).

                Mike and his team were able to tackle the ?unexpected? (which should always be expected on any large scale job)?.we had evidence of wood rot which was found out after the removal of the sheathing (the other contracting companies would have missed
this).  Mike and his team fixed these issue. 

                Mike and his team (2 crews with a total of ~12-15 guys per day) were able to complete the job in 72 hours.      I am now confident that we have a BRAND NEW roof (not a half new/half old roof) with has been properly installed and should protect our small community for years to come. 

                Finally, every day I was on-site to oversee this project.   I got up on the roof and took over 400+ pictures of this project (so I could show any homeowner who might have questions about how the roof was constructed).   I wanted to share pics with you but it appears Angieslist does not allow this (or at least I don't see where to upload pics).   I had 17 key pictures for you which I felt would help show the progress and overview of this large project.

Charleston Roofing came out when they said they would to deliver shingles and when work started. They did a complete tear-off and replacement in a single day. Clean up was done and nothing was left behind. Very highly recommended!

The whole project went extremely well. The truck with the shingles and other supplies arrived on the date that we had agreed upon 10/13/2015 and it had a Lift that place the shingles on the existing roof. The other supplies were unloaded and placed where they were easily accessible to the roofer but not in my way. When the delivery was completed, they told me that the Roofers would be there the next morning.

At 8:00 am on 10/14/2015 the Roofers started to arrive with a trailer carrying Ladders, Tools and other things they would need. By 8:30 they were spreading large Tarps around the base of the house to catch the removed shingles and over plants/bushes to protect them. By 9:00 they were on the roof working. It was impressive to watch as they had the whole thing down to a system. Every worker knew what and where he was to work and all had the tools they needed. They began by scraping off the old Shingles and the Tar Paper under them. I had pointed out where the roof had leaked and that area was one of the first completed so that they could determine if the plywood had to be replaced. Several hours later, the scraping was done and a Blower was used to ensure nothing but bare wood existed with nothing to impair the flatness of the surface for the new underlayment followed by the Shingles. Mike Campbell came by several times during the day to ensure that the project was going as expected. He had a walkie-talkie to converse with the supervising Roofer.

It turned out that some of the old plywood had to be replaced and two sheets of plywood had been delivered with the Shingles the previous day. Two men started cutting and putting on the new plywood and others began putting on the Drip Edge and others began laying the underlayment. As soon as one task was completed those workers joined the tasks already in progress. At approximately 1:00 they were putting on the new shingles. My house has two roof levels making it a little more complex but they handled easily.

At approximately 5:00 the physical laying of the roof was completed. This was the first time all day that the Roofers took a break. I was happy to see that a couple of wives had driven over with some food for them. It was impressive that they could work that long without eating and also impressive that the wives brought them lunch - so quaint and the wives were very nice ladies.

After eating, the last job was to clean-up and it was also extremely efficient. At sometime that afternoon, a pickup and large trailer arrived and everyone of the roofers began to collect everything that had been removed from the old roof. Some items had missed the tarps and they were very careful to make sure that my house looked just as it had when they arrived that morning except int now had a beautiful new roof. I've enclosed pictures. The trailer was hauled away that evening and the project was completed - in one day just as was promised.

In summary - this was the best contractor experience I have ever had.

Mike Campbell (Owner) came to give us a quote on multiple projects.  He seemed to know what he was talking about but we soon learned he had only recently purchased the business and had no back ground in the industry.  What we originally agreed to was never acknowledged and each conversation there after was a challenge to both remind Mike (owner) of the agreements and have him follow though with those arrangements. We had multiple plants broken (he did agree to replant) but the worst part was the amount of nails, screws and shards of metal they left in the yard and driveway, this is even after he promised to clean it up.  This entire project was a chore and can be done for less by another.

Did not use because their price was way above other bid which was $15,000 and the other roofer who said we DID NOT need a new roof for another 2 years or so!

Extremely easy to deal with Mike and the rest of the crew.  They came in to repair/replace portion of roof that had been neglected by previous contractor that had been hired.  They did what they said they would do when they said they would do it.  Roof looks great.

Mike was very responsive when called for an estimate and with questions about the estimate and service.  The roof quality looks great and clean up was good.  I had questions about the job after and not only was Mike great about taking calls(after payment was received) but he sent one of his guys out to the home to take a look and answer any questions I had.  I would absolutely recommend Mike and Charleston Roofing and Exteriors.

They were there promptly on the day of the roofing job and completed it with the precision of a fine tuned machine.  Everything was orchestrated and carried out to perfection.  The result?   A beautiful new much needed roof.  Thanks to all of the people from Charleston Roofing that worked on my house that day.  Highly recommended.

It went well, the quote appointment was kept on time and they showed up on time to start and got done quick and cleaned everything up nice.  Also none of their crew was wasting time smoking or being on their smart phones, I have seen a lot of that lately and it p***** me off, if you are doing construction work leave your phone in the truck!!!
