Budget Home Inspection

I called around to approximately 20 local inspection companies for our real estate transaction. Budget was by far the least expensive. Most companies seemed to charge somewhere in the $350-375 range. Budget gave me a quote over the phone based on the home's square footage, age, etc. of $270. The receptionist was very friendly, and I had a good impression of the company. I was a bit skeptical about going with the "cheapest" company, just because of the old rule of thumb: "you get what you pay for". I am very glad that I decided to take a chance. Robert Cardoza was our inspector. Our appointment was at 3PM, we arrived early, at 2:30, and he was already there getting started on the exterior inspection! The full inspection was complete in about 3 hours. That time was spent by Robert going over every inch of the house, explaining to my husband what he was looking at, and pointing out potential problems along the way. Thanks to Robert's thorough inspection, several issues were brought to our attention, many of them being things that other inspectors probably would not have noticed or pointed out. We may not continue the transaction after what was discovered during the inspection, depending on if the sellers are willing to work with us on resolving the problems. It is disheartening, since this was my "dream home". But I am very grateful that we had such a thorough and honest inspector, that probably saved us from getting into a very bad deal. I've read too many reviews of people who were unhappy with other inspection companies who failed to observe major problems in the homes they were purchasing, leading to very unhappy endings.
