INCOMPETENT AND UNETHICAL. Said roof was fine, no worries for some thirty years. Within weeks of moving in a leak into master bedroom ceiling from leak in rook. Evidence of previously repaired leak in bedroom ceiling. Three independent roofers said roof must be replaced. Warranty associated with company said they don't pay for roof replacement, only fix leaks, and required report with info on each leak. I explained that entire roof was defective and they stopped responding to calls and emails. Hank, CEO of Hompro, also would not respond to multiple calls and emails. I complained to realtor who said he would call. he made one perfunctory call and has not answered my return calls, including one where I left a four hour window when I was available to relieve call. CHECK BETTER BUSINESS BUREAU - SAME COMPLAINTS. Had I known about roof I would have negotiated home price accordingly. Now I am paying for new roof. BEWARE OF THIS COMPANY.

I employed this inspector, Home Pro Inspections of RI, and I was assured of all the protection I was getting. I was told they would find all the issues on my new home purchase and if anything was missed I was covered by their warranty service. Both claims are untrue. They did not do the job I paid for. They did not find major issues to the house that were obvious if they actually looked. They do not stand behind their work and the warranty service they claim protects their customers is also non-responsive and a sham. They missed an inoperable compressor for the mini-split AC unit but what is even more disturbing is they completely missed an incorrectly installed gutter system around the entire house. This has led to water rotting all the wood of the fascia surrounding the house (also missed). I have pictures to document everything. Both of these repairs run in the thousands and if they would have done a quality job inspecting my property I could have negotiated this into my purchase. Now I am stuck with the bill. Who knows what else they missed. Everybody makes mistakes and I was willing to work with them but what I am now really upset about is that they won't even return my calls. They admitted they messed up and I should file claims with their warranty service. I did but was rejected on both accounts. What does this warranty service cover? This is a case of incompetence and a scam claim of a warranty. I paid good money for professional home inspection service and did not receive what I paid for. They make many claims of wanting to be a home inspector for life, how… by defrauding their customers? Not even an attempt to make this right. Expensive, incompetent, unresponsive, unprofessional. Use someone else.

The inspection was disjointed -- one guy did the walkthrough and talked about what he was seeing, but the other one wrote up the inspection, so the written report wasn't quite consistent with what we heard during the inspection. And we've learned over the past few months that both of them overlooked some issues that definitely would have affected the sale and negotiations if we had known about them: the condition of the plumbing (two plumbers who have since been in expressed surprise that the inspector didn't mention some of the issues they noted), the extent of water damage inside and out, and the condition of the roof and chimney. No one's perfect, of course, but these issues were all (I now know) plainly visible to the trained eye.

We thoroughly enjoyed our home inspection with Hank and very much appreciated his excellent customer service!
Hank walked and talked us through every step of the inspection. We were pleasantly surprised with the degree to which he explained everything he was doing/checking/recommending. Being first-time home buyers, we REALLY appreciated this level of detail and explanation. He put us at ease to ask any questions we had and answered them all.
Can't leave out that all of this was ON Memorial Day afternoon -- he didn't bat an eye at coming out on the holiday, which was so incredibly helpful and appreciated.
A few weeks later after closing on the house, I had a question about maintenance on our boiler, so I e-mailed Hank -- and he replied right away with all the information we needed. Great customer service, even after the fact!

At first appearance Mr. Richter seems knowledgable, articulate, and very professional. However, one year after moving in I now realize that he shouldn't be doing home inspections at all. We purchased a single level ranch in March of 2013. It is a very small, simple home. Two days after moving in the cast iron main water drain gave out leaving the basement ceiling and floor a complete mess. When I called Hank about this issue he told me that it is tough to simulate living conditions during an inspection. My answer to that is nonsense. All he had to do was turn any water on (maybe the kitchen sink) and leave it running while continuing the inspection. After 5-10 minutes he could have checked for leaks (and in our case found a massive one!) but that never happen. HomePro inspections also claims to offer a 90 Day Limited Structural & Mechanical Warranty that covers "plumbing, water lines, faucets, water heaters, drain lines, gas lines" etc...through Residential Warranty Services. This is a company owned by Jenny and Nathan Thornberry out of Carmel, IN and it is a SCAM. I had a licensed contractor come over the house and give me an estimate of $900 to repair damage to the basement. I promptly submitted a claim to RWS and it took them 2 weeks to respond. After that, it took them 60 business days to process my claim and send me a check for $150.00. Thinking that this was a joke, I once again contacted Mr. Richter. He offered to refund the cost of the home inspection to help defray the cost of the repairs. He sent me a release form which I signed and returned to him more than 6 months ago! I am still waiting for that refund! Had Mr. Richter performed a competent inspection in the first place, this would never have even been an issue. I could have negotiated this repair with the seller! Now that we have been in the house for a year, my wife and I, two untrained professionals with a little common sense, are picking up on many more things that Mr. Richter missed. In my humble opinion, Mr. Richter should not be in the home inspection business.

they went through the house inside and out  went in attic and check structures up there , showed me
things that needed attention,  we had the seller do some of the more important items before the closing. The only problem I had was when I moved in I found the micro wave and ice maker did not work   I thought they checked the appliances but I guess not.

The home inspection report was very vague and left out many details.  Upon moving into my house 5 years ago, I immediately noticed that water was leaking through the roof as it stained the ceiling in my bedroom .  Even though the inspector , Hank Richter, went into the attick, apparently, he missed that it was leaking.  He never inspected the roofing tiles from the outside of the house either -never got up on a ladder.  I had to replace the roof at a cost of $4000.00 and have the ceiling painted within 2 months of moving in.    Then the cellar was leaking.  The inspection report indicated that it was damp in the cellar and there may have been previous water damage.  However, I discovered that the cellar was leaking after a few rain storms.  I immediately called Mr. Richter who came out again, however, offered no advice on where the leak was originating nor how he could have missed this.  I sat and watched as it rained one day and discoverered that the builhead was leaking.  I had a friend come out and seal it with hydraulic cement.  In retrospect, I recalled that the attick and cellar had been full of boxes and belongings of the original owner, making the inspection difficult, if not impossible, in some respects.  However, at no time did Mr. Richter inform me that the inspection could not be carried out properly due to the large number of personal items inhibiting the process.  I would not use him again and would advise others not to use this company for a home inspection!

Hank and one of his inspectors covered the inside and outside of the house from top to bottom.  They walked me through each finding, discussed the severity, and answered all questions.  They also provided a lot of helpful information on maintaining the property and equipment.  They found at least two important flaws that I had not yet noticed myself.  All of the inspectors arrived at the property early and had already started looking at the outside when I arrived.  They did a complete walk around outside with me to show and discuss their findings.

We thought the home inspection went well, but what do we know, we aren't contractors, or inspectors. It didn't take long after moving in to notice that when we walked across our kitchen we were walking downhill, or that we couldn't cook with oil on the stove because it all pooled to one side of the pan. We checked over our binder from Homepro. It listed a "small crack in corner of foundation". We went downstairs, checked around... This was not a small crack. One side of the foundation wall had actually cracked, split, and had falled not only down, but away from the rest of the house. Fallen, over 4 inches. Now, the previous homeowner had hidden the floor crack, that went from end to end in the basement under a huge built in workbench (we know it was there prior to building the bench and screwing it to the wall because the crack had repair attempts) so we don't fault the inspector for not seeing what was hidden. I certainly don't expect him to lift benches and remove drop ceiling tiles. HOWEVER, what he failed to notice was the 4 inch difference in the level of the structure, the tell tale crack on the exterior, the completely cut out and replaced concrete thresh-hold on the basement's exterior door (the original would have cracked as the house fell) etc. etc. We had a building inspector come in who could not believe these things went un noticed, and stated that repairs to jack the house up would probably cost upwards of $30,000.
So, now we have almost completed the repairs to the house, but have moved out. Thanks to the cost of repairing the foundation, we can not sell this house now without taking a massive hit. So, I guess we are landlords now, renting it out until we can eventually sell it and be free of it. Very, very upsetting. I am very upset with myself for not educating myself on the qualifications and training of the inspector, mad that I trusted that everything was o.k. because, hey, an inspector walked every inch of the house didn't he?

I actually used Home Pro Inspections twice within a few months while I was house hunting this summer.  Hank did a very thorough job going through the house with me and my fiancee.  He was very informative and consistent.  The book you get at the end of the inspection is great for future reference on things that need to be updated/fixed.  He also sends out an email newsletter with tips and a list of recalled items.
Overall, I wouldn't hesitate using Home Pro Inspections of RI again and would recommend them for any home inspection needs.

The inspection was scheduled for 9am.  We got to the house early and Hank was already there, ready to begin.  He spent nearly three hours going through every aspect of the house including the exterior, basement, attic, appliances, etc.  We felt like Hank was very knowledgeable, thorough, and professional.  We would definitely use his services again in the future.

Hank was prompt, knowledgeable, and professional.  He inspected the property, highlighted the issues that would need further inspections, provided the contact for the radon test (done at the same time), and provided the finished the report less than 24 hours later.  The house we had inspected had many issues.  Following Hank's inspection we had to have an electrician, plumber, cooling expert (for the central air), heating expert (for the boiler), and a general contractor come in and do there own inspections and give estimates for the work required.  They all agreed with Hank's initial assessments.  I would definitly recommend him and use him again if the need arises.

Homepro Inspections owned by Hank Richter is essentially a good service.  Hank gave a general assessment of the entire property from soup to nuts.  He's got a set of forms he uses and a binder which he gives to all of his clients which is also pretty easy to use. The inspector takes pictures and not any notes.  I felt he missed a few things but I am told that his general assessment was adequate.  I was looking for a few more specifics on the report, however it is broken down into minor and major repairs. Overall, I had a positive experience.

Even though I only hired a home inspector as a pure formality to add weight to my offer (I was already aware of the biggest issues and I was buying pretty much as is) I was so impressed by this guy that I did not mind the fee. He was courteous, kind, intelligent, and knowledgeable. Easy to talk with, paid attention to detail, yet, did not blow things out of proportion. I learned much more from him than I expected I would. Even the seller's agent appeared impressed by him. We had some phone-tag communication glitches but nothing worth harping on.
