They started 1 month late and finished 2-3 months later than agreed. The doors installed started to leak immediately. I had the manufacturer and an independent carpenter inspect the doors and windows. They did not install drip edge or flashing on top of the windows and doors, allowing the rain to seep behind and leak into the home, rotting the sub floor. I have called and emailed several times, and answer no response. When they opened the roof for the addition, they did a horrible job with the tarp, allowing the rain to flood the first floor 4 separate times! They also accidentally cut a hole in the brand new roof and did a horrible job repair, which I paid someone else to finish properly. I would not recommend, you have been warned.

It started later than I anticipated. Once KS Builders started digging the foundation my yard be came one hugh dirt mound and I was told I had to pay for the dirt removal. Now another delay in having the dirt removed, this left my yard afterwards full of slate rock, truck tire groves, and damage to bushes. The foundation forms were removed and the walls were full of tiny holes and crumbled off in some places and you could see major lines of the forms. The garage floor was being done and the worker smoothing it cut his hand and blood was all over the place, the garage floor is uneven, crumbled, and has boot prints in several places. I had to go around the foundation and chip off the rods and fill the holes. This work I thought would of been done by  KS Builders, but that again would be another additional cost.  I thought there was a crew, only to find out it was 2 men. Then one of the men tore his achillies tendon tring to put up a wall that was to heavy for 2 men. Then rain came and my addition became full of water. The carrier beam bowed (thanks to the building inspector this was corrected) and had to be replaced. It just became one thing after the other of problems.
     As the addition continued, I was water proofing the floor (tung and groove boards), I find this helpful if animals have accidents, and I noticed wet floor boards. I had my husband take up the floor board to find water leaking into the foundation/flooring. The contractor cemented a corner were the addition met the original house, but the leak continued. The building inspector informed us that the area was to low from ground to sheathing and we were getting water splash back up and under the shealthing, so the contractor put ice and water paper to cover the area. Still water, After weeks of debates my husband had them take off the exterior siding and wrap to find wet sheathing under a window. What a mess!
     The steps from the garage into the house were covered with partical board treads only, would be extra cost if risers were done. The back steps were not within code, KS Builder would not fix. Farmers porch was in original contract, but I did want several additional items done different, I wanted it to go around the house more. When framed in I was told the original contract and additional contract didn't include the deck boards or ceiling for the farmers porch and I had to pay extra for the materials.
     Once KS Builders was done I had to pay someone to come in and fix all the problem areas. Now the foundation has sprung several leaks. Not a surprise, I have had to trashed a hutch, stereo speakers, cabinets, and items due to the mold growth. My garage walls have a good 2 feet of mold growing on the cement. It seems that the foundation floor didn't seal with the foundation walls. Nice mess! My husband contacted KS Builders several times to come take a look, he did and didn't come back. We are now fixing this foundation problems ourselves again at our cost.
     I would not recommend at this time KS Builders, don't feel they made this an easy project. I would make sure any contract drawn up would have an extreme detailed list of what is included and not included. Who was to do what job function and what was being furnished by the contractor. I would also get the details of what time waranty or guarantee I would receive. Get it in writting!
