I placed a bid on a home in Chadds Ford. The sellers produced a septic inspection report that was paid for by a previous potential buyer that didn't go through with the sale for reasons unrelated to the septic inspection. The septic system had passed. The previous septic inspector (Greenwick) was a company highly regarded in the area, as I was given the name of that company by my realtor and by 2 different home inspectors. I considered not paying for a second inspection, but thought I'd better anyway, and boy, am I glad I did. Reliable septic came out and actually dug a hole to get to the actual septic tank. I'm told this is standard operating procedure for septic inspections, but it was obvious that the previous inspector had not dug/disturbed the ground at all. Once the septic tank was reached, evidence of decay and crumbling concrete was noted...This repair will cost the seller approximately $6,000. This was the best $185 i spent.
