We decided to go with this contractor, even though he was the highest bid, because it was important to us that the job would get done right and go smoothly without a lot of hassles.He had done work in our neighborhood, and the neighbor with whom we checked seemed happy with the job they had done. He seemed like a polite professional who cared about the quality of work that he did. Our job started OK, but not long into the job the contractor kept trying to change things that we had agreed upon. For example, the room was to have two separate electric lines, but when the time came, his electrician said it wasn't necessary. We had to argue to get what Josh had agreed to do. When roofing, nails were left everywhere. We picked up nails in the driveway and street many days, so people would not get flat tires. They damaged the door to the addition and broke the door frame. They replaced the door when we pointed it out and insisted that we wanted a new door (that's what we paid for!), but they only glued the broken frame. The hvac system that they installed was significantly insufficient - this after we had made it very clear how important this was to us. After they installed the duct work, we asked them to test it before they closed up the bottom (making it inaccessible), but they refused. Fortunately, several days later, we had a cold spell which allowed us to see that the room was not getting enough heat. We had to have an expert come in and do a flow test, which showed it operated at only 10% of what was needed in the room. Fortunately, we withheld the last payment until after we had this test performed, and the contractor agreed to forgo that payment when we reported the findings to him. We used that money to hire an hvac contractor who did a wonderful job installing a heat pump unit (which we didn't want, but are now stuck with because of the original botched job). They also had trouble with several other things, often spending hours to figure out how to fix something that wasn't right. We went over final "punch lists" a couple of times, but they seemed incapable of fixing some things. We finally asked the one worker who was working on the last issue to leave, and we hired someone else to fix the small patch of stucco that they should have done. By this time we just wanted them to be gone. What should have been a happy experience was very disappointing and stressful. In addition, one of the downspouts that they extended pointed water into our garage, leaving a couple of inches of ice on the floor. When we figured that out, it was easy to fix, but anyone in the business should have known better. Josh seemed like a decent, polite business person when bidding for the job, but not so much later, especially when he cursed at my husband (a senior citizen) on our front step. He did later apologize, but we felt very intimidated. He also did not provide us with warranty information on doors, windows, etc., even after we later specifically requested it. There is now a crack where the ceiling of the addition meets our original house, as well as a crack starting across the center of the ceiling of the addition, where the drywall tape has been pulled apart due to some kind of stress going on. The lattice that covers underneath the addition was incorrectly installed, so it it buckling.The nails used to attach some of the vinyl trim are rusting, as well. We need to get these things fixed but have not contacted the contractor yet, because we really don't want him back on our property. I am sorry to have to write such a negative report, but hopefully it will help others. The up-side is that the room has not leaked and it is not drafty, even with the many windows it has.
