We were completely taken aback by them pricing the job out at over $3,000, including an estimate that multiple coats of the stain would be needed, and the type of stain was "very expensive" with that cost making up the large portion of that quote. This made no sense to us, especially in comparison to their previous work for us which cost less than 1/4 of the new quote. We brought in a few other companies who priced the job out much lower and didn't price out the stain as overly expensive, or that multiple coats were needed. We ended up getting an excellent job done by another local company for less than 1/3 what Rolling Suds originally quoted us.
I should mention that when they realized we were not buying their original quote and explanation, they then sent another email with another quote, but by that point the damage had been done in our minds in regard to honesty about what was needed and appropriate cost. We plan to continue using the new service provider from now on as they were prompt, clear about the work and total costs, and did an excellent job at a fair price.
"Your are correct we have done work for you for many years and consider you a loyal customer. However, the last time we serviced your deck was over 7 years ago. April 2008 to be exact, and at that time we cleaned the FLOOR ONLY of the deck . This time the estimate included the entire deck, floor, spindles, railings and a privacy fence that goes around your hot tub, and a light sanding. That being said, I feel the comparison is not equal to the service we provided for you in the past. The product we used the entire time to seal your deck with is called Sikkens, and it is a very expensive product. Unfortunately this product has nearly doubled in price over the past 7 years. Since some time has past since your last cleaning I offered to come and give you a free estimate and re access the deck, as we had advised you in the past and per our recent conversation, a deck needs to be maintained every year to two years, so your deck will need more work this time. We also explained when we applied the product years ago that it must be reapplied every year with a top coat or it could peel and start to fail. When we applied the product originally we applied two coats, we never put multiple coats nor did we suggest doing that this time. However, to bring the deck back to how it was in 2008 it needed to be done properly which included the entire deck with light sanding and 2 coats. When you and your husband expressed concern about the price, I did try to work with you by changing it to only 2 applications on the floor, as this area gets hit the hardest, and only 1 coat on the rails and privacy fence. I apologize if the revised estimate did not suit your needs."

The cost. The entire job took less than 40 minutes and I was charged $265.00. Yes I was satisfied with the results but the price seems excessive. Amazon frequently sends me deals offered by local contractors who will do the same job for much less. For this reason I will probably not use this provider again.

As far as the price, I would like to point out that we use state of the art equipment, the kind not found at your local Home Depot or the like, along with the set up of our trucks and the fact that we specialize only in power washing and having highly trained technicians allows us to quickly and efficiently clean your home with excellent results. I'm not too familiar with the ads on Amazon, however the one I did see was that some of them advertise themselves as "handymen" . How we differ from them is we do one thing and one thing well. We are specialists, who come fully insured and also with 25 years experience."
Rolling Suds came out and gave us an estimate while also pointing out some things that power washing wouldn't fix -- spots of rust on the soffits, sections of siding with scrapes from thorn bushes, etc. I really appreciate that they set our expectations properly and ensured that we didn't think it would fix some parts of the exterior.
They came out, right on time, and got to work. They used tarps we had to cover delicate plants near the house" vegetable garden, pansies, etc. (The cleaning solution has some bleach in it -- not enough to be dangerous to pets or trees, but some flowers and potted plants.) They washed the house in an hour and there was a definite improvement. They cleaned up and left.
It wasn't until later that day that I noticed our roses looking shabby. We had asked if they needed to be covered, but were told they were too far away to be affected. Well, it turns out they weren't. I took photos that day, and the following two days. (I had coincidentally taken photos two days before they power-washed the house). I sent the photos on Monday to Rolling Suds showing the deterioration of the plants and expected a fight.
What I got was an immediate and sincere apology. They didn't fight me on "proving" that they caused the damage. They asked me how they could help. I was actually surprised so didn't know what to ask for at first. After another call we decided it was best for my wife and I to try to nurse the roses ourselves and they would give us a partial refund to cover the expenses and as an apology.
Obviously, I wish my roses hadn't gotten accidentally damaged, but I have to say that you learn so much more about a company when they make a mistake than when everything goes right. Rolling Suds stepped up, took responsibility, and made things right.
I trust them now more than I would have with no mistake, and the next time I need power washing you'd better believe I will be calling them and no one else. (I bet we'll cover the roses this time!)
