"As a professional home inspection organization with over 12 years of experience and thousands and thousands of inspections under our belt we take all feedback seriously, as our reputation within the industry and word of mouth referrals are largely what drives our business. In a case like this where we were engaged by the buyer of a property for inspection services, who was ultimately very satisfied with the services we provided, it can be difficult to craft an appropriate response to such a negative review from the seller. In general, as a home inspector sometimes we are the bearers of bad news for sellers. Sometimes unanticipated issues arise with their property related to material defects, deferred maintenance, or safety issues. Our job as inspectors, in accordance with the Standard of Practice that we follow, is to observe and report. We also do not invasively or disruptively evaluate the home during a home inspection (we do not move or relocate furniture, appliances, etc.). In the case of safety issues, we do have an obligation to alert homeowners of anything that we encounter that may put the homeowners or others in harms way. As a professional and high integrity home inspection company, we followed the Standard of Practice for this inspection, communicated appropriately onsite regarding safety issues, and produced a custom report with all related findings. Unfortunately, from our perspective, and based on the well documented realities of our limited interaction with the sellers, the best that we can do to address the seller's concerns is to acknowledge that they were upset, and note that we were thorough, accurate and truthful in our approach to this inspection and our interaction with all involved parties, and that we professionally handled all aspects of the inspection, which resulted in a happy customer who was satisfied in our role in the transaction."
Unfortunately, the results of the test were not good -- there were numerous high moisture readings. Kevin took his time while explaining the bad news to me and the written moisture survey he generated was extremely detailed. Later, well after Kevin's work was done, I was having trouble making a final decision between two remediation contractors. Kevin provided helpful advice regarding the right questions to ask the contractors, which helped me resolve the remaining issues. So despite receiving bad news I was very happy with the work of the Green Valley Group.
Took ~3 hours on a 4-bedroom house.
