"Your accusations are completely incorrect and nothing was done improper or to hide anything. As explained all new houses that we build will have this special paint that will help buyers maintain their home in a more efficient manner. Mold grows in damp areas with no air flow. The basement is an area that unless you are diligent, mold has the potential to grow. This is not a David Cutler Group fault or issue, this is just mother nature and the way to avoid any problems with a new home or old home is to be diligent in taking care of your property. All of our new homes have this paint product not to hide anything but to be competitive with the other builders that have decided to give the buyers additional standard features that meet or exceed the newest products available in the building industry. Your home as with the new homes in the back of the community had the paint applied immediately after the installation of the floor trusses and before the installation of any and all pipes and wires. These trusses were brand new from Pro Build just installed and there was no chance of moisture and or dampness developing on this product as the trusses came off a truck, sat out front one or two days, were installed in your home and then painted prior to all the rough mechanics being installed. Our firm has been in business thirty years and we do not “scam” people. Sales at Montgomery Walk are one of the highest per square foot as well as pace of sales of any community in the Delaware Valley. As the community moves forward we continue to get price increases raising the value of everyone’s home in what most would say is real estate depression. Hermes. Bloomingdales. Macy’s have end of year sales, everyone does, there is no scam it is just business plain and simple. I truly believe your statements are out of line and very aggressive. All our new homes have this paint product on the basement wood. This product costs us over $1,000 per house to apply properly. It is an added feature and bonus not something that should be looked at as a negative. Your neighbor had many issues not related to the above but did relate to her specific settlement and she did sign a confidential agreement as it is related to her personal items as she did not want the issues being public in her community. These were specific to her home, her person and were resolved by agreement authored by lawyers and signed with a confidential provision. I’m quite sure that the neighbor you speak of is not talking about any of her personal issue as that would be a direct violation of her signed agreement. Again, I would like to suggest that a dehumidifier in the basement and or opening up air flow channels would be very important to maintaining this unfinished area. I think it is important not only for your home value but your neighbors values as well not to write such inflammatory letters that are completely false and with no historical facts or basis other than rumors and he said she said. Go in the back of the community go into the basements look for yourself, this is how our firm and other Nation Homebuilders are building products today to meet and exceed the standards of new homes. Thank you for your consideration in advance. David Cutler"
