I am a home stager and I have referred Terri to several of my clients and they were always pleased. So, when we needed someone to provide the service for a family member it was a good opportunity to see first hand what the service was like. I was extremely impressed. Terri's knowledge of specific contents and their value was extensive. She is very professional in discussing the contract and the process but puts no pressure on you to immediately sign and commit. The home had many, many small collectible items in addition to furniture and larger items. I was very impressed by not only the work that went in to pricing each and every piece but also the thoughtful way that items were organized and displayed. The communication throughout was excellent and compared to other services I felt that the marketing of the sale was much better. The home was left in pristine condition after the sale. We were pleased with the financial return on the sale. Anyone using this type of service needs to understand that you can't expect to get what you paid for things and that most any return is a positive return because it takes an extensive amount of work to prepare for the sale and remove unsold items afterwards. If you think you could do it and make more money you are kidding yourself. You have to look at it that you are buying a service and to be able to effortlessly have the estate cleared out and get any return at all is a very positive thing. I will definitely continue to recommend this company to my clients.

It was by far the worst experience. I went through a home liquadation with my parents home and another company, everything went very good. I expected the same results this time. I was more than disappointed. I sold everything in a quarter of a million dollar home, with custom made furniture and the best money could by. I sold everything from clothes to bedroom outfits, washer and dryer, refrigerator. ( all state of the art) living room, family room, weight equipment ect. I walked away with 2054.00 dollars. When I asked for a break down, because the money didn't make sense, I was told no. I was told that their contract specifically states they don't have to provide a break down. If there is nothing shady why as a company wouldn't you want full disclosure? Please look around there are good, honest companies you can use. Western pa estate and liquidators is not either.
Response from Western PA Estate Liquidators
"It is upsetting when any customer is unhappy. We strive for satisfaction with each and every customer. Doing over 90+ sales a year there is going to be a customer here and there which feels the chips should have landed in a different direction , which is less than 1%. My goal is to always get the best possible price whereas, the more I make the client - the more I make. However, the contract stated and the client did initialed beside each one prior to hiring me..."we can not generate and itemized list of sold items" & we can not guarantee what items will or will not sell based on the publics desire to purchased your items". It is difficult trying to write every item down which a buyer is attempting to purchase, causing the line to get long and people don't want to wait and put their items down and left, resulting in loss of sale/profits. In any case, this individual did not sell everything in a quarter of a million dollar home which had a sheriffs sale notice on the garage door upon our arrival. Her large POD was packed and sitting in the driveway throughout our job there, which was filled with items from the home which she was keeping. A number of items went to good will which is indicated on her donation slip to due to cat clawing/damage on material, cat urine smell/cigarette smoke. These are some of reasons in which items did not sell. While other reasons are content had ailments/quality issues, and she herself approved the sale of the [Member Information Removed] room set for $800 at the end of the day since no body else was interested in the Better Homes furniture. Unfortunately, the house content was not start of the art, hence why two bedroom sets and other furniture/items went to good will after the public did not want to purchase her items due to the condition or quality. I truly wish her home content was of custom made or state of the art items, since I would have made far more money than what her sale actually brought in. As you can see her claims of denial about what things sold for is incorrect since she knew in advance that we would be keeping a generated list. The client was happy with the proceeds (stated such) and her 24 hour delayed response of dis-satisfaction came later after as she stated "somebody said I should have made more money". Everybody has an opinion, but would have that person gave her the money they feel it was worth? If so than why didn't they, you have to ask yourself. She was in and out of the home on various occasions checking on our work, at no time did she express an unhappy comment in regards to the quality of our work. With that being said, the "F" rating in not validated. Also, I have a phone log representing all her calls were returned with in the same day if not 24hours, pointing out that her "D" rating for responsiveness is incorrect. I apologize that such false information has been broadcasted."

This company did a fantastic job, not only did they bring down items from a hot dusty attic for us, but left the home spotless after each days work. I would periodically stop by to check on things for inspections since the house was sold, and you would never know they were there. They were always polite and very professional, even my agent and repair guys said how quite and polite they were. They even came back to put the garbage out after the sale was completed so I did not have to worry about it. Overall a great experience from beginning to end! THANK YOU, you made my life easier. I would recommend them to anybody.

The Western PA estate sales came in and priced everything in a professional manner, conducted themselves like mature adults. Everything went very smoothly.  At the end of the day they even cleaned up after the sale.
I would suggest them to anyone, as they took care of every detail

I was moving out of state to an apartment, from my home of many years and needed to downsize. I called Terri Hohmann for help and I was very impressed.....She gained my confidence and I liked Her right away....On occasion She even went out of Her way for me. ....We discussed Her contract, which at the time seemed reasonable since she won my trust..... She said it would take two wks prep.one day sale and three or four days cleanup.....Contract stated that All items to be sold would be priced by Terri and myself....We did price items inside of the house together ,with her discretion to lower  prices towards end of sale if needed...... NO iITEMS WERE PRICED WITH  ME  OUTSIDE OF THE HOUSE......SHE KEPT PUTTING OFF PRICING ....I EVEN TOLD HER THAT I DID NOT WANT SOME iITEMS SOLD BUT SHE TOOK IT APON HERSELF TO STRIP EVERYTHING FROM OUTSIDE.....SHE  EVEN SOLD 15 CEMENT POTS ON TOP OF BIRCK PILLARS THAT WERE PART OF THE HOUSE DECOR,WHICH I WOULD NEVER HAVE CONSIDERED SELLING.....I THINK SHE KNEW THIS!.....Terri said that she had a big following.....I was not aware of crowds because contract stated that homeowners or their representative  WERE NOT TO BE PRESENT DURING SALE ........ My neighbors could not believe the crowds that kept coming.........Total dollars taken in did not reflect crowds....I thought total sells were decent until I started reevaluating total sells according to Terri .....Half of total sells came from new home owners and a friend......These items were sold at original price discussed by me with buyers before sale....I let Terri sell these items as part of sale inorder to have them included in total towards her percentage. I don't know what price other items sold for. TERRI DOES NOT KEEP ANY RECORDS OF ITEMS SOLD OR AT WHAT PRICE....After sale ,contract states that items not sold become property of Western Pa Liquidators or are taken to Goodwill.Terri gave me a receipt for items that she listed as taken to goodwill...there were several items grouped together. I know there were many more items left than were listed....WHENEVER TERRI IS QUESTIONED OR CHALLENGED SHE JUST GIVES YOU A BLANK LOOK AND DOESEN'T RESPOND.... FOR THIS REASON I GAVE HER A D FOR PROFESSIONALISM AND RESPONSIVENESS. I ALSO GAVE HER D FOR NO ACCOUNTABILITY OF ITEMS SOLD OR PRICING. .....I will say that Terri and her crew work hard and accomplish a lot in a short period of time ( GREAT JOB OF STAGING) Would I use WPEL again or recommend them (NO) Not unless some of their polices that leave them open to question change.
Response from Western PA Estate Liquidators
"I would like to start off by saying, it is unsettling when any customer is dissatisfied with any part of our services. My goal is to meet every customers expectation. I do have the contract for anyone's review backing all information provided in my response. I also have phone message of compliments from the individual of our job performance during and after -so excuse me for my confusion. In reference to this individuals comments, my response is as follows; there I a section on the contract listed "ITEMS NOT TO BE SOLD" - the cement planters as mentioned in the negative review were listed under this section with other items the client did list - so they were sold. No were in the contract does it state that I price items with clients - it clearly reads that I personally do the pricing - so that negative review is incorrect. My contract clearly states that an itemized list of all sold items will not be generated - so the client knew this prior to engaging into the agreement with me. So I am not sure why she is claiming this as a negative review. The client had this agreement in her possession approx. 2 months prior to the sale -so she had ample time to read over the agreement as may times as wanted prior to moving forward with myself. The client and I did discuss pricing on outside content - so that negative comment is incorrect. tags were not placed on items until morning of due to night dew, they would fall off. All items on deck and surrounding outside area were sold which included cement pots since not listed under "items not to be sold". It was the clients choice to let the new home owner have first chance to purchase items at the reserve price and the clients friends bought two small items. It doesn't matter if the general public purchased these items or her new buyer - as long as they were purchased. The format was by her choice. So if the home owner did not buy them then somebody else during the sale would have. Either way they were sold by means of the clients choice. As far as crowds being mentioned reflecting dollars, not everybody coming to a sale will be a guaranteed buyer if they don't find something in their taste or price. Remember a lot of people come to be noises cause they always wanted to see indie that house - and potential buyers come that day since they can walk freely thru a house ad look without an agent. So there are various reasons for traffic without purchases. Second a neighbors comment can not be credited since they are not in the heart of the situation. In regards to the blank stare comment, after being told that we did a great job repeatedly via in person and by phone messages which are logged and then being questioned the very next day, my stare was out of confusion. Especially to the complaints about issues which the client is commenting negatively, when these matters are clearly stated in the contract - so there shouldn't be any question. Everybody needs to remember that something is only worth what another human being is willing to pay for it. As you can see, the client is very please with our work as mentioned but appears the bottom dollars were not what she wanted them to be, hence the bad review. Homeowners and everyone think their items are worth far more than somebody else for reason that we know what we paid for it, along with, we worked hard for it. I make this clear prior to entering into any agreement that one must put on their reality cap when it comes to the final number. I myself think what I have is worth more than something entering into my home, somebody must have to the exact taste, style, and connection to anything for it to mean equal dollars in exchange. Things are sold for what they are going for on the current market."

all of us involved selected this company since we were impressed with her professionalism, knowledge and being very thorough by answering all of our questions. We were please with the way the house looked after it was setup, actually it looked like a vintage store. the sale was completed and the house was emptied before the scheduled time. It looked like a miracle. I would recommend this company and I am happy to say she did everything she said she would do. and in todays world that says a lot.

Above our expectations...I met with the owner whom was very thorough in description of what will take place from being to end.  Her crew were all professional each time we encountered them while they were working there.  Being out of town clients, they were very accommodating each time we were in for a period of days to check on the status, handle utilies and removal of items for designated family members.  The carpets had the plastic down to ensure they stayed clean, house was nicely layed out, upon return, it looked like nobody ever lived there and no sale was conducted.  It was ready for our Real Estate Agent to put it on the market.  The Real Estate Agent was also impressed with everything.  In ending we made a profit within the general expectations which was quoted to us, and the job was complete!  We are very happy, didn't have the capability to handle it ourselves, covered cost, and made a profit.  my comment is - THANK YOU!

They were very organized, efficient, and very professional. They shoveled the snow and salted the front steps for the safety of the customers and my aunts house. During my walk through once the house was setup up I noticed they had caution tape, warning signs for low head areas, and other safety signs. During my walk through the house was setup very professionally and looked over all pricing which were acceptable. After the sale the house was left clean, job completed on time, and we were pleased with the money. I would recommended this company.

When the owner arrived, she came across as a bit arrogant and condescending.  Stating that she was also an "Appraiser" she looked at a drawer of a rather expensive breakfront and told me that there was glue on the dovetail joint.  I knew enough about furniture to think,so what, it is common to see glue on dovetailed pieces.  She told me about the pricing, tagging and clean up services.  It all seemed to be too true, and in retrospect it was.  I should have known that something was not right when she told me, and rather emphatically that, by no means are family members allowed at the sale.  However, without knowing of this restriction, my sister went to the sale and looked around.  She was shocked to see items priced so incredibly low.  It was a flea market, not an estate sale. A five piece carved wicker furniture porch set, purchased for $1200.00 was tagged, $175.00.  My mothers dining room set, where each hand carved chair was appraised at $800.00 a piece was sole for $180.00.  This included the six chairs, the table and the china cabinet.  In actuality the whole set was appraised for well over $8000.00.  The rest of the items were priced equally as absurd. What happened at the end of the sale was an even bigger travesty.  When we entered the house on the evening before 'closing' on the house sale, we were so appalled that we took picture after picture of the dirt, damage and filth left by the "professionals". The realtor for my mom's house was shocked, as she remembered how impeccably clean my mom had always maintained her home.  There was breakage both indoors and out and our shock lasted for what seemed to be hours.  The realtor called the estate liquidator and only asked her one question....."Do you always leave a property looking like this?"  The person replied, "Yes."  It was on speaker phone and five of us heard the reply.  Carpet was left filthy with stains and foot traffic, nothing was vacuumed, cleaned, wiped down....nothing at all wa done to leave the house....in their words....move in ready. We spent six hours scrubbing
each carpeted stair by hand.  The bathtubs were piled four foot high with papers and photos and other items which were dumped from drawers.  Nothing was boxed.  When carrying furniture out of the house, the handrail from the front porch was broken off and the pole lamp which was purchased for my mother last Mother's day was rammed so hard that it was loosened from its concrete base and scratched.  It did not work any longer.  The neighbors came over and were also appalled at the condition my mom's house was left.  In their 80's, they felt so bad that they stayed to help us.When all was said and done, and with all of the fine things my mother had accummulated, the sale grossed a whopping $2000+ dollars.  After their cut of $950.00, we were left with a little over $1000.00 to show for my mother's prized possessions.

I was trying to get rid of clutter from the house, I wanted them to organize it and get the best value. I have a lot of artwork that was signed and numbered and a piece valued around 5000 dollars. It was not cheap stuff I was dealing with. My understanding was that they would come in and get everything ready. She gave me two days instead of 2 months. They were supposed to bring their own table clothes to put stuff on the tables. I gave them a roll of plastic wrap to hide things I did not want to sell and to cover the tables. She then helped herself to the sheets in the linen closet. They moved my furniture around to make sure people could not look in them which I appreciated, but then left them there for me to move. It is hard for me to move these things. She came with herself and two other people. One was in my house, 3 stories. There was 1  exit that could be gone through other than the door where they were going to pay. I read through the contract that anything that was lost was my responsibility. I called and asked for a list of the things to determine whether or not anything was stolen. She then said "we handle cash and we do not make a list" This is the first I have ever heard of this. Out of the artwork I had on my walls I would assume she sold, but I don't know that she did. She had changed the schedule on me three times, on the day of the sale she was supposed to be here at 7, she showed up at a quarter till 8. I felt that from what was described to me at are first meeting was not what happened. At our initial meeting I was told there would be people patrolling inside the house to prevent things being taking.  Most time there was only 1 person to cover 6 rooms on three floors the other two spent most of there time outside, as witnessed by my neighbor.  I thought I was dealing with a very professional person, afterwards I would not rate her professional at all. If I ever do an estate sale again, it will not be with Western PA Liquidators and Appraisers.
