Property Appraisal
Howard Hanna agent allowed the sellers to provide a Seller's Disclosure with illegible handwriting, and some incomplete sections. The agent and seller did not provide additional documentation, appraisal, inspection report, or other useful information to compensate for this. It turned out that the buyers discovered major problems after conducting home inspections. The major material defects in the house corresponded with the sections of the Seller's Disclosure that were illegible and/or incomplete - and the seller's did not dispute the results of the inspections. We are unsure if the incomplete Seller's Disclosure form was intentional on the part of the seller, or it was suggested by the Howard Hanna agent. But nonetheless, we were unable to have the seller's complete their disclosure.
