A basic single family home inspection starts at $300. We will give you a complete, fair report of the property you're looking to buy. We will inform you of the faults and issues of the house without trying to scare you away from your dream home. Everything can be fixed. No house is perfect, but some are better than others. We will inspect all areas of the home - including but not limited to: - Exterior: grounds, exterior electrical items: lights and outlets, driveway and sidewalk condition, foundation, structure of decks and porches, overall drainage & utility connections - Interior: All Mechanical items: furnaces, plumbing , electrical panel box + outlets + lighting, the functionality of all doors and windows and their locking mechanisms, moisture and settlement issues, functionality of all drains, attic and venting, and anything else that should be of concern. - Pests: We look for pests during the inspection and it is included in your basic report. We look for all pests including termites, bees, mice, raccoons, and anything else that wants to move in before you do! A PDF of your report will be e-mailed to you within 24 hours of the inspection. Our experience in all three inspections could not have been better. Knowing that I'm going to write a long review, I'm going to stop here for any women reading this and insert a small aside ...
I was impressed at how I was treated. I've heard nightmare stories about house inspectors talking down to women, treating them like they have no idea what is being said and basically shoving their questions to the side. There was absolutely none of that with Greg. He is respectful of his clients -- whether they are male or female -- and a really nice guy in addition to being a top-notch home inspector.
We had a string of bad luck, unfortunately, and two of our houses were completely infested (and severely damaged) by termites. Fortunately, however, Greg was honest with his assessment of the situation, giving some possible scenarios and what it may cost to fix the damage.
Greg also went into great detail to show us what termites look like (the tunnels, feces, etc.) and what the wood would look and feel like if there is damage. He did this during the first inspection, but we loved the 2nd house so much that we forgot to employ the knowledge he gave us and made an offer.
When we met for the inspection of the 2nd house, he thoroughly inspected the outside and headed into the basement next. As soon as he found the damage and we realized the extent (the entire first floor of the house, including joists, and still active bugs) he asked me if we should even continue the inspection. Knowing that there was no way we were going to buy the house, we called it off, saving both of us hours of unnecessarily wasted time.
Luckily on our most recent inspection -- three's a charm, they say -- there were very minor issues with the property. Basically from top to bottom of the house, there were minor repairs needed and for each one he went into great detail about what may be cause and what might be needed to fix it. He even climbed out of a window on the 2nd floor to get a better look at something outside of the bathroom when he saw something that he wanted more details about so he could better explain to me what was going on with the issue.
I feel like we had a great experience for being first-time home buyers with Greg and I highly recommend him. He's thorough but realistic -- you're not going to want to cry over every little thing that he finds, because he takes the time to tell you about the issue and the repairs you may have to do.
