Not only did Ed complete a certified inspection for mold.....he also found several other irregularities in my new property including a gas leak that the HVAC company had not detect after installing my new system.

Ed started by inspecting for natural gas leaks in appliances and piping. He found a few leaks that we have since repaired. The mold samples came back negative.

Amazing! I found this Home Inspector on Angie's List. He was at the top of the list with the most reviews. I researched him and the others, prices comparable, but I selected him and now I know why he's at the TOP of the list! He is worth every cent of his service!!!! First of all he's prompt, he curteous, he's professional. He has all the technological equipment with him to do his job and testing that Is required. He took his time and thoroughly inspected the home like a fine tooth comb. My husband and I were so impressed with his professionalism and his williness to explain what he was doing and teach us along the way with recommendations to maintain a safe home environment. I selected a package called Healthy Package that included not only a home inspection but also he tested for Radon gas, insects and mold. I have health issues and besides that, who dos not want to know they and their family will be living in a safe environment/ home. He provides you with all your results instantly on a flash drive, also sent email and hard copy. The results also included numerous pictures and aerial views of the property by drone. I wish I could have given this Inspector more than 5 stars, he deserves it. Anyone out there nees a Home Inspector, Ed Lampl, HE's your man!

Ed was fantastic, very thorough and helpful. Makes notes of everything and gets you prepared to move into a home and know where all the important things are located.

We're in the process of purchasing a home directly from our landlord which we've been renting for several years. So we know the house fairly well. However, we wanted to make sure there were no major structural issues, wood-destroying insect problems or serious mold infestations which could have changed our minds about this purchase, particularly since it's a very old structure built in 1900. After Ed had finished, we realized we didn't really know this house at all -- he taught us a tremendous amount. He was able to teach us about the positive aspects of the house, as well as the places of concern and items which needed addressing. We've decided to purchase after his inspection, and feel equipped with an understanding of what needs to be done in the near term (roof venting, asbestos removal, waterproofing, mold remediation...). Ed and Valerie were very responsive and Ed followed up to discuss the results of the mold testing when they were returned from the lab. He clearly takes pride in his work and let us know he'd be available for future questions. I can't stress enough how good and important this investment was. (We did the full inspection package, including radon and mold.)

I am purchasing a home in Pittsburgh, and I live out of state. I couldn't be there for the inspection, which made me a little nervous. I was impressed by Ed's reviews, so I decided to go with him; I am glad that I did. He spent about 4 hours inspecting the property, and I immediately received a very thorough inspection report with pictures to provide evidence of key findings. His report was extensive, and he found many things that need to be addressed--including termite damage and signs of mold. He called me to follow up and answer all of my questions, and he was glad to explain everything to me and help me navigate the next steps. I had to reach out to Ed a couple more times after that regarding questions I had about some issues related to the inspection report, and he was very responsive and helpful. He strikes me as a very honest person who cares about his customers and takes pride in his work. If I buy another house in the Pittsburgh area, I will definitely give him my business.

Wonderful. Ed is very thorough. He takes his time. Never did I feel he was rushing in attempts to complete the inspection. Very knowledge. He took the time to engage me in all aspects of the inspection and made sure I had and thorough understanding of both items that needed repair, items for general maintenance, and recommendations for keeping the longevity of house. I feel like I not only walked away with an inspection report, but a general understanding of my new house and a thorough guideline on how to properly maintain my house for future years. In addition to the above, Ed carries and friendly and engaging personality that makes the inspection process more enjoyable. Prior to the inspection, his office staff is quick to respond and answer all questions thoroughly. And, I have had several questions since, and have received a prompt response. He continues to follow up with you after the inspection.

My wife and I are first time home buyers, so all of the steps and processes of buying a home are new to us. My realtor gave me a few recommendations for inspection companies, and I did my due diligence and checked their websites, read multiple reviews on multiple sites, etc. While I was happy with their online information, I always check out other options. Ed and his group were one of the top rated on Yelp, and this led me to digging into his information. After reading some reviews, I knew Ed was the right guy for us. I wanted somebody who was extremely thorough and worked for the customer, not the sellers or realtors. Valerie was able to provide us a quote and set up an appointment very quickly. On the day of the inspection, Ed arrived right on time and got to work immediately. He was extremely thorough as we had hoped, and explained things to my wife and I throughout the whole process. He would show us where the issue was and help explain why it was an issue, how it could be resolved, and gave recommendations on the best way to fix it. All of this information appears in his report too, so we didn't have to worry about remembering the small details. Ed used his drone to take wonderful footage from above of the surrounding property and roof. He also took footage of each room in the interior of the house which is immensely helpful while we prepare to make the home our own, plus we can show it to parents and family out of town. We paid for the Radon and pest testing as well, and while they both came back clean, we're happy we did as we now have the peace of mind. Lastly, Ed is a great guy, he's very personable and it truly seems like he has your best interests in mind. He's not trying to persuade you out of a purchase, he's just giving his honest thoughts and opinions on what he finds. I'm sure this can be hard to hear when he discovers a real issue but wouldn't you rather know now instead of in 6 months when it's going to cost you many times more to repair? Yes, you might be able to find an inspector with a lower cost, but we would use Ed's services again in a heartbeat and were glad for every penny we paid.

Ed was great from start to finish. Took his time making sure I understood everything he was pointing out. Very professional and found all the things wrong with the house that the realtor left out and did a thorough inspection. Very pleased ... worth every penny.

Ed Lampl Inspections is awesome. Valerie, his associate who replies to many of your emails, is quick to get back to you. She emails confirmation of every step that will occur; simple and to the point. Ed is a kind-hearted, energetic man who seems to really enjoy his job. He is punctual and treats you like a family member. He tries to explain everything to you on your level and documents everything he says for your future reference. Ed is very thorough! He takes longer than most inspectors which makes you feel like he is not missing anything. The pictures and inspection from the drone is a very helpful bonus. Ed puts every picture along with a detailed report conveniently on a USB jump drive for you to keep. In my particular situation, he found an electrical discrepancy that the builder and 2 other past inspectors never found. He continued to communicate with me by phone and email long after the inspection in order to reassure me that he was correct and it needed to be fixed, since I was getting a lot of pushback from the seller. In the end, he was absolutely correct and the seller had no other choice than to repair it! Ed stood by me and I am so thankful for him. I would absolutely recommend this company to my friends and family.
