Ed came out and inspected the situation and took samples. He took a baseline air sample outside the house and then an air sample from inside the shower and in the garage below the shower. He also took a physical sample with tape from the wall inside. He was very knowledgeable and very pleasant. I would highly recommend Ed as a home inspector.

Ed met me ON TIME to inspect a home I am purchasing. He thoroughly reviewed his findings and ensured I understood the issues or recommendations he offered. We are first time home buyers. The home inspection process was very new to us. Ed took the time to tell us what would happen that day and he welcomed any questions that we had throughout the process. He shared a lot of home maintenance tips along the way, which were greatly appreciated. On the day of the home inspection , we arrived a few minutes early and figured we'd wait for Ed on the front porch. As we exited the car we saw that Ed was already at the rear of the house getting started. He was there about 20 minutes prior to the start time. Ed is very thorough, full disclosure, be prepared to be there until the job is complete. Ed stays until the job is done. He'd say "I hope you're not in a rush because I take my time." However, it was time well spent. When you hire a home inspector you want to hire someone that will find everything they can about this home. Otherwise, why even do an inspection? You want to be informed of anything that you need to bring to the sellers attention before you complete the sale process... So you're prepared for whatever lies ahead. The things that matter to all of us most, matter to Ed. A safe and secure home for you and your family and he takes the time and care during the inspection like he would for his own family. We'll definitely recommend him to others and use him again if the need arises.

Did not find major source of mold from roof leak. Seemed very distracted. Had to hire someone else, total waste of money.

It was so refreshing to engage someone who gave above average service, Ed Lampl was professional, thorough, and his knowledge was impressive. He shared information as a home inspector that was outside of the mold inspection. He was very engaging, friendly and took time to perform the work, he was prompt and I received the results when he said I would.

We chose Ed's services for the contingency period because he wasn't on the list provided by our real-estate company, thereby eliminating any conflicts of interest (do your research on why this could be a problem), and because his reviews on Angie's List were stellar. Well, the reviews didn't lie. We hired Ed to take care of the housing inspection, radon testing, and wood destroying insect identification. When I arrived (on time) Ed was already there looking over the outside of the property. He immediately greeted me and articulated the inspection process and his methods in a clear and concise manner. Then, he got right to work. His approach was no nonsense and easy to understand. Every step of the way was highly educational, and he prompted me to ask as many questions as I could come up with. I'm not sure of his entire background, but he really knows his stuff. Every code, regulation, and nuance regarding all systems (electrical, plumbing, gas, etc.) was mentioned with ease. The process never felt rushed and he made it clear that his goal was to provide me with the best leverage possible when it came to negotiating pricing and repairs. He also provided an abundance of insightful real estate tips and explained how certain problems could be resolved with simple and cost-effective measures on my end-- thereby allowing me to focus on larger issues that I would want the seller to take care of. At no point did I get a sense that he had an ulterior motive, as you sometimes read about occurring with some larger real estate backed-inspectors. Nor did he ever try to sell me any additional and potentially unnecessary services. On top of all of that, he used a drone to inspect the roof and provided me with aerial footage of the yard and neighborhood. I should also mention he inspected a large shed on the property free of charge (this would generally be considered a separate structure and an additional cost.) In the end, I came away with a provided USB drive that contained an incredibly detailed inspection report, photos of all points of concern, video, and educational links and resources. I should add that his recommendation of approaching the seller with the bigger issues paid off, and they agreed to cover the costs of the majority of what we asked for. Look no further than Ed Lampl.

Cant say enough good things about Ed. I've had 2 homes inspected by Ed and each time he has gone far above and beyond any other inspectors out there. Home/pest inspection

We were impressed with the inspection by Ed Lampl. He carefully examined the house and pointed out things and instructed us throughout the inspection, and took his time to make sure we understood everything. He utilized the latest technology throughout, and produced a report we could utilize at the end of the inspection. He is certified in multiple types of home inspection as well (pest, environmental). He really took his time, and he truly was the best inspector we have employed in our 40 plus years of buying and selling more than a dozen homes. You won't be disappointed. I intend to use him again in the future, and highly recommend him without reservation.

Ed was great. He was very professional, VERY thorough, and picked out every single thing he could find with the house. He also went over reasonable repairs, recommendations whether to fix or not, and preventive maintenance to keep existing issues in check.

Ed did a house inspection for us. I am a buyer and scheduled Ed for service based on his excellent reviews. Ed did a fantastic job for us. He arrived early and spent 3 hours to inspect the house in details. He also invited us to come and explained in details on what he found. He never showed any impatience, but asked us to take time and ask him questions. He provided report on the same day, both by emailing us and putting the original copy with images on a flash drive. There was a particular concern he had, but the seller didn't agree. We asked if he could double-check for us. He went back again during weekend, flied his drone, took more pictures and solved our concern. From our experience, he did a very careful and professional inspection and stood by the buyer.

Ed was FANTASTIC! He was very thorough and explained everything that he was doing. He wanted to make sure that nothing was missed and that another home inspector wouldn't find something that he missed. I used him for my elderly mother's house that we want to sell and he was very helpful in making suggestions about what to fix and what not to fix, but not pushing one way or the other. He even offered names of people who could help with mold remediation and repairs. All were excellent and reasonably priced. I highly recommend Ed and would use him again in a heartbeat!

I called this company for mold remediation (its the first one listed when you search Angie’s List) but I was told they don’t do any actual remediation, only testing. This was quite confusing since remediation is mentioned in their company description and a current coupon they are offering. I don’t understand and feel like it’s misleading.

great i used ed for a previous house that we bid on and he did a great job naturally due to his professionalism i called him for the second house again he did a great service . i highly recommend him .
