Property Appraisal
Mr. Cummings is incompetent. He listed 6 comps and 3 of them were outside of the area in North Philadelphia (several blocks North of Girard Ave.), while my building was in the Art Museum/Fairmont area. On one page of the three, he listed one price and then on another page listed different prices for the same houses. Another example of is incompetence is he appraised my three family home for $175,000. Two houses away the exact same home with the same square footage, except that it was a one family home sold for $467,000 in April, 2010. The other three comps were no good either. One being on a commercial street, one being on the outer fringe in the Art Museum area, which is rather seedy, and one needed extensive renovation at the time of the sale. This guy struck out on all 6 comps, which is almost impossible to do. On top of it all, he is not a pleasant person to deal with. Stay away.
