"The judge ruled in Dependable Concrete's favor and [Member Name Removed] was forced to pay the balance or the buyer would be responsible. [Member Name Removed] was stalling payment so that the property could be settled without making the final payment. The judge caught her in several lies and confirmed that it would have been impossible to collect final payment after the property was sold and that deception existed."
"This information is not correct. The customer was given a contract which clearly stated the scope of the work. We were informed that she wanted to refresh her garage walls on a budget to correct the flaking and cracking. I informed her that she can save money by using an adhesive vs wire mesh. But I also informed her that she needed to repair the holes on the outside stone wall which is damaging the interior garage wall. She told me that she will in a few months. We never heard from her and rain storm after rain storm the walls showed signs of damage. I reviewed the damage and informed her that I can repair the wall and put wire on the walls as requested without charge but the repairs to the exterior stone wall needs to get fixed. She then informed me that the damage was from the type of cement I used and that I was suppose to use wire in the first place. I showed her the contract and reminded her of our conversation but of course she now has amnesia. I am going to share the contract and pix of the work. I aim to satisfy all my customers. If there is a complaint its immediately addressed. Please understand that I can not please 100% of my customers even if I return their money or attempt to satisfy outside of the contract. contract and pix [hyperlink removed]"
On October 1st, I sent Vincent text picture of the cement work that was cracking, and indicated other problems, the only reply was my key in the mail box.
"This is not true, the contract never called for the purchase of a new door. She informed me that she had a carpenter that was contracted to refinish the basement and that he will install a new door and to screw in the existing door as temporary security until he arrives. She contracted a plumber to install a sump pump discharge pipe and damaged the cement work around the pipe. I met with the plumber he told me that he would correct the damage in order to satisfy the client. I later found out that the plumber wasn't paid for his initial work and refused to return to her property. I was very surprised to see this review."

The quote had the anticipated square footage, which was higher than I had calculated. I called, and they sent out another estimator and revised the quote within 24 hours. I felt this was extremely good service given the projects small size. Their price was also one of the lowest ones i received. They were not the lowest, but they were the lowest that gave a written, complete estimate.
The demolition and concrete replacement crews were professional, quick, courteous and did not leave any mess. The only complaint i have was that they did not come back, as promised, on the third day (first day demo, second day concrete pour) and remove the tape that was protecting the sewer vent and water shut off valve, access cover. I did not call to complain, but simply removed the items myself. Based on the rest of the experience, i am sure they would have responded if I had called.
I would use them again knowing ahead of time how they operate and knowing what to expect the second time. The guys who performed the job were friendly and focused on getting the work done.
I had a small problem with scheduling, however, as my computer resisted talking to his online site. His secretary called me and we did it that way. But it was still a wait because Mr. Douglas is booked weeks in advance.
I had two other estimates. Neither company would remove broken or cracked bricks: Pointing only. The first one was for $2500 and the second one was for $2200. No ladders involved as the chimney is on a roof deck.
By the way, Mr. Douglas and his crew are very polite and personable, which is an unexpected plus.
We decided to go with Dependable because their price was reasonable, Vince was easily accessible by phone, and they were able to start the earliest. Despite some scheduling shifts due to the weather, Vince and his crew got the work done in about two and a half days within the same week. They kept the area clean and taped off during the entire project which we appreciated. Not only did they do all the work we had requested but they even went above and beyond by patching and repairing any cracks and joints that were visible in our front, side, and rear yards. Their workmanship was top notch and they did not skimp on materials (4000 psi high strength concrete was used, steel reinforcing mesh, and even steel rebar). Also the quote Vince put together was the most detailed I received and all the steps were followed through.
It was a smooth experience and I would definitely recommend Dependable Concrete for other jobs.

The contractor, Vince Douglass, was excellent. His printed proposal was the most professional I have seen for this kind of work. It included a full description of the job and its multiple components, including measurements and concrete specifications. His price was fair and the lower of two proposals I received. Work was scheduled around my timetable.
Vince, supervised the work himself. The crew was excellent in every way and the job went smoothly and quickly. The crew was extremely neat, all debris was cleaned up each day, and great care was taken to demolish and pour the concrete steps and driveway while protecting the adjacent stone walls. The entire job was completed in two days. The concrete work looks great and the site was left in good condition. The steps are actually now perfectly uniform and better than the original steps.
