Ross Kennedy got stuck on the roof when he did my home inspection. He failed to report on major structural issues which cost me hundreds of thousands of dollars. Would not recommend.

I am a first time home buyer and had been told about Ross through my realtor. I called to just shop around on prices and he gave me tons of information that helped me decide he was the one. “Medium pricing” for excellent work is how I put it. He responded to all my messages promptly, huge bonus since I am out of state! I got to watch all videos of the inspection and he mentioned how to keep up with things and the maintenance on things. I got lucky with a good home but also a great home inspector. We couldn’t do a roof inspection but he flew a drone up there to look at it, how cool! Definitely recommend Ross and will totally go through him in the future if need be. Thank you!!

Ross was an ideal home inspector and our experience was very smooth working with him. He was not only punctual but was also flexible to accommodate the home owners needs. He went over it thoroughly and educated us for all the impending stuffs for the builders to finish. I would highly recommend him for my friends and neighbors. We hired Ross in March of 2017 to inspect our new home. The first thing I noticed was how brief his report was compared to previous homes we had bought with much more detail. He gave our house a clean bill of health with no major issues however just 3 days after moving in, we discovered significant water intrusion in the basement. Long story short, Ross missed the two significant areas of water in the basement both of which had been there long enough (years) to have grown black mold. One area was so bad that when we pulled the carpet back the tack strip from the carpet was completely rotted away and there were bugs living in the mud that had been seeping in over the years. Another area of the basement he overlooked had a rotted subfloor clearly seen by simply looking up. To repair these areas, stop the water, clean out the mold, repair and paint, etc - has cost us over $10,000. I am in no way an expert in these matters so I was advised by a lawyer to hire an independent consultant to review the areas and determine if the fault lies with the inspector or the previous homeowner, or no one at all. We expected the findings to indicate the previous homeowners had covered up, and some of it did however it also pointed to the inspector and oversights on his part. We addressed this with Ross directly and he refused to accept any responsibility stating the conditions changed from March to May (which is true) but the independent consultant explained how an inspector going a little further above and beyond could have found these issues. We asked Ross at the very least, could he refund our fees. He would not refund us his fee for an inspection that has cost us over $10,000 in oversights just 3 days after moving in. We would have taken legal action but our lawyer reviewed the document we signed to hire him and said it would make it difficult and expensive to fight him. So the least expensive thing for us to do is to fix it, pay for it, and write this review. If you hire Ross, I hope you know more about what to look for than we did. He'll squeeze you in and do the bare minimum, but in our case that was the most expensive option.

Ross's level of professionalism was outstanding from the original phone call to the final report. I really appreciated his integrity in maintaining an objective perspective, making his evaluation of the safety and habitability of the property his number one priority. The level of expertise he brings to the table is undeniable as you can see from his experience, but also in the dialogue. Ross made sure to explain the results of my inspection in extensive detail, while also delivering it in layman's terms so that the information was accessible but not dumbed-down. As a teacher myself, I really appreciated the way he equipped me now as the learner with the fundamental knowledge I needed to go forth and take care of my home. The final report was beautifully crafted. The pictures, captions, diagrams, descriptions were so informative. Ross told me that an inspection report is like the owner's manual for my new home. I printed it and put into a binder which I plan to add on to and maintain over the years.

After making the decision to buy our first home, we called around to a few places to get quotes for a home inspection. As first time homebuyers, this process was very new for us and we referred to a list of inspectors provided to us by our realtor's office. After speaking with Ross of Kennedy Inspections on the phone for just a couple of minutes, we knew he would be the best fit to carry out our inspections and called him back to schedule our inspection after speaking with a handful of other companies. As a teacher, it's hard for me to take time off from work especially with short notice so it was awesome that he was able to work with us and our time frame! He walked us through every step of the inspection process in our new home and pointed out things that we would have never noticed or known to look for. He was very thorough and knowledgeable, answered any and all questions we had, and was very personable and easy to talk to. He even gave us some DIY tips and ideas for cosmetic fixes and other repairs we could do on our own down the road in our new home as he was previously a contractor, which was awesome! His report was timely and professional and he provided us with great insight regarding the biggest purchase and investment we've ever made! He gave us recommendations regarding what he thought were the most important items to ask the seller to address, which was very helpful when it came time to request repairs from the seller. Ross also handled scheduling our septic, well, radon, and termite inspections with well known, qualified professionals he knew through his field which saved us a lot of time and phone calls! He handled communicating with us, our realtor, and the other inspectors regarding not only his home inspection report, but the well, septic, radon, and termite inspections he had organized for us as well. Ross made sure to let us know that if we had any questions or concerns down the road, we could reach out to him. I would highly recommend Ross for home inspections, especially for first time buyers like us! He made the experience seamless and stress free!

Home inspection is an art. Many homes in Greater Philadelphia are over 50 years old. Ross has the years of experience to be familiar with many different types of heating and cooling systems, roofing systems, construction. Buyers appreciate his knowledge. He is personable. People like him and he makes me look good.
