I had recently refinanced and this company did the appraisal.  There were several mistakes made in the property description section of the report.  Even worse was his obvious lack of knowledge of the area and inattention to detail lead him to select inapplicable comparables resulting in erroneously low appraisal.    Specifically, he compared properties that where 1/8th the lot size and he incorrectly adjusted comparables from another neighborhood due to a lack of understanding of the relative values of the two neighborhoods.  After a formal dispute, he refused to acknowledge the mistakes and would not make an adjustment.

I did not use them because they would not even look at their computer to tell me if there were decent comps in the area that I could use a basis for comparison in appealing a tax assessment. The wanted the fee before any discussion. The other companies I dealt with provided that info first and then I paid the one I chose when they showed up at the house.

I was able to contact Charles Moles Associates and set up an appointment through e-mail. They were able to do assessment in about 2 days. The appraised came on time and had already assessed the back of the house before we met. The appraisal was quick and painless. When I received the report, however, they had put a picture of someone's else's house in it. I asked them to fix that and send the corrected report via e-mail, which they did promptly.

When we went to sell our home, our buyer's appraiser came in $10,000 below the sale price of the house. The appraiser from Charles Moles was able to find the comps to get us within $5,000 of our sale price. He was professional and up front with us about whether or not the comps were there to justify having the house reappraised.
