Chris Yangello

I had a long-term goal to invest in real estate.  However, I work in the academic health care and had no experience, no clear strategy and could not afford a bad outcome.  Unlike other agents I spoke to, Chris Yangello was willing to take on my novice vision starting in 2009.  He went above and beyond by first investing in me with time and information so that I could then invest in real estate with confidence and competency. He began by educating me on the numerous real estate investment options and what each would entail.  Most importantly, he evaluated the pro's and con's of each in the context of my needs, goals, and other life demands.  The interaction demonstrated to me that Chris and his team were very knowledgable, experienced, detail oriented, professional, and available.  As with any business dealing, there were also several occasions that clearly demonstrated the commendable integrity and work ethic of the Agency.  It was great to have the reasurrance of working with such a trustworthy agent, especially given the high stakes.
The details:  My initially vision was to purchase a residential property to rent for additional income.  However, after the informative conversations with Chris, I learned that a triple net property was vastly more appropriate for me.   With that, Chris then identified an incredible opportunity - a McDonalds that had great corporate backing and resale value, established local success and a newly remodeled building.  He then negotiated a great price for the property and also assisted me in negotiating a lower interest rate from the bank.  Finally, the process was quite involved, including inspections, insurances, leases etc.  Chris was always available and guided me through each step, meticulously ensuring that every detail was addressed and my interests were protected.  This was my first acquisition in 2009.   When I was able to make a second purchase in 2014, I went to back to Chris Yangello.  Again, he was very selective in choosing a property and identified a 7-Eleven with similar characteristics.  Both properties have long-term leases that have generated a positive cash flow from the outset and they also both increased in value in a largely down market.
