I am the seller and he was hired by my potential buyer. I let him in and showed him to the basement and he said right away "I see your furnace guy doesn't know how to install a furnace... Oh, and neither did the guy who installed your hot water tank. " As he observed the basement walls he said "Fresh paint on the walls... trying to hide a water problem, eh?" I told him that approximately 10 years ago I had interior and exterior French drains installed and the basement was painted at that time so that would be semi-finished for my craft projects, laundry, storage, etc. He replied "I guess I've seen worse." I asked him how he was going to get into the crawl spaces, since the openings were 4' off the ground. He state that he would look in the crawl spaces from the basement with a flashlight, which, by the look of his photos, wasn't a good view of the space. I told him to be careful on my roof since it had a 45 degree pitch, to which he stated that he uses binoculars. I saw from his report he charged the buyer a $500 fee. I would want my home inspector to go into the crawl space and to walk on the roof at that price. The home inspector I have used several times in the past two years charges $300 to $350 and does goes in the crawl spaces and on the roof to discover inadequacies. This home inspector's conduct was extremely unprofessional, his attitude was lousy, and all of his comments were rude. Since he was doing the report for the buyer, he should have kept his opinions and accusatory questions to himself and just written items down in his notes. When I received a copy of the report, I saw that he flagged me for pest infestation with carpenter ants, even though he never set a trap or saw an ant, and said that I had standing water in my basement. I have NEVER had standing water in basement, nor have I ever seen a carpenter ant, and I have resided in the home for 25 years. In addition to losing my buyer, even though I do not believe any of his findings, I now have to disclose his misinformation to potential buyers. My only recourse is to hire and pay for a reputable home inspector to disprove his findings. Dealing with him was a horrible experience!!!
