Michael is the best! We had an AMAZING experience with him as the inspector for our new home. He was so friendly and involved us in the process, answering all of our questions. We learned so much during the inspection appointment. He didn't just point out issues that needed to be addressed immediately, but also showed us some potential problem areas to keep an eye on. Thorough is an understatement. Michael was a true professional and was very patient in explaining what he was looking for, current problems with the property, and issues that will eventually need to be addressed. First off, we were very impressed with the professionalism and attention to detail that Michael showed during thr whole process. I called Michael roughly 4 days prior to home inspection as we wanted to get the Home Inspection, Radon Testing and Wood Destroying Insects Inspection done for the home that we were buying. He was able to place a Radon Testing 2 days prior to the actual inspection date. On the day of the inspection, he was able to make us feel extremely comfortable and was very thorough and spent about 2.5 hours in the home going through every detail. He asked us if we had any questions or concerns and was able to answer all questions and also let us know what type of maintenance is required. He was able to show me everything that I must be aware of and things that would need to be fixed down the road. I would highly recommend him to anyone who is looking to get similar services in the future.

Michael performed our house inspection with radon testing and also recommended a camera for the sewer line which we did. Glad that we did because sewer line was clogged with roots and debris.

Mike saved us thousands.  We were purchasing an older home that we had fallen in love with.  Mike made us aware of some serious electrical and water issues that effectively made the house uninhabitable before they were fixed.  Seller had accepted our offer "as is", but with the information that Mr. Ashburn provided, we were able to renegotiate our agreement with the seller and seller paid for the necessary repairs.  I am happy to say that we did get the house we wanted at a price that allowed us to make the renovations we'd planned.  Mike was pleasant, professional and thorough, and report was well written and understandable. ...I highly recommend him, a great guy, and well worth the money.

It was worth every penny. The first home I had inspected had a previous inspection done that had not found half of the issues they found. The work for the buyer and is not afraid to tell you about the issues in the home. They helped me avoid purchasing a home that was not the right fit for me. Michael and his helper were fantastic.  They pointed out things to us we would've never known what it was and gave a brief instruction on how to read or use it (radon detection level gauge), whirlpool tub pump, etc.  A wealth of informative information given during the home inspection and also  with the full report.  Report included photos of items for future reference, describing what it was (radon detection level gauge), etc...  Also, he gave us opinions on existing items not needing repaired but something to think about in the near future, estimated life expectancy of some items in the home, including shingles on the outside of the home.  Michael was professional, with a fabulous sense of humor - taking the nerves out of home buying and inspections.  Would certainly recommend him again and again. - Satisfied!

My home inspection was the easiest part of my entire move .  Michael inspected every inch of the house I was purchasing .  He worked efficiently and thoroughly. He inspected the roof ,attic , basement ,garage, Windows , drains , breakers ,plumbing , down spouts ,etc .  He walked me through every detail of what he inspected and answered all of my questions .  He educated me on how the house "works".  I feel confident about my purchase and my understanding of how the house should function.  He alerted me to some maintenance issues that will need to be done in the Springtime.   Because of that information , I can start getting bids and financially plan for that project .  
    I really appreciate the printed report , it is a great reference tool.   I absolutely recommend Ashburn Inspections .

Michael is absolutely a pleasure to work with. He is knowledgable, clear, and passionate about the work. My husband and I are first-time home buyer and had no idea what to expect to maintain a 80-year old house. Michael not only helped us inspect the home inside and out thoroughly, but also educated us all the way through the inspection on how things work. He also provided detailed information on places we should keep monitoring and maintaining in the future. We finished the inspection at 5:00 PM and received a 50-page report about 9:30 in the evening--that is how efficient he is! Thank you Michael for making things so easy!

Michael was quite responsive. He called me back within minutes of contacting him. Unfortunately I caught him on a busy day in the busiest time of year, in a very busy year, so he wasn't able to schedule me right away. We touched base again the next day and we scheduled our inspection. A conflict in his schedule caused us to need to move the inspection up by an hour, but it worked out fine for everyone involved.
Michael was already there when I arrived a few minutes before the inspection was due to begin. He and another inspector in training had already walked the outside of the house. We looked together at the condition of the fiber cement siding, the mortar in the brick walls, the stone foundation, and pointed out an unprotected romex wire that ran up the side of the house. He gave some recommendations with regard to water mitigation around the foundations of the house.
I am an architect so I'm well versed in building construction and codes. Why do I need a home inspector? What Michael brought to the table was a depth of experience in home inspection, a host of inspection tools, and a willingness to inspect areas where I was not willing to go. Once on the third floor, he quickly crawled through a dormer window and ambled easily up the roof to inspect the shingles, flashing, box gutters, and chimney.
He provided a thorough inspection of the home. We found a sill plate in the basement with insect damage, and he verified that the area was not active, and the damage appeared to be superficial. He tested all of the plumbing, scoped out the inside of the furnace to check for cracks in the heat exchanger as well as running the furnace and AC, ran all faucets and showers, found some evidence of back drafting in the hot water heater, looked (and did not find) any evidence of active knob and tube wiring, and complimented the electrical work that was done by the sellers' electrician. We tested windows, checked a few spots suspected of active water damage, and discovered one with evidence of dampness in the third floor ceiling, indicating a small roof leak.
Michael returned our report to us that evening, giving us several days to meet our repair request deadline that we needed to present to the sellers. 
Michael is not only through, but was a pleasure to work with. He exhibited a good sense of humor, and I had the sense that he really enjoys his profession. He's busy, but if you can get on his schedule, he's worth it.

The inspection was thorough and efficient.  Michael took every opportunity to go over additional detail with us, refer us to people who could help with particular issues, and even help research ways to improve our home based on questions we asked.  Michael is knowledgable, positive, and friendly and made the experience feel less nerve wracking.  He had another person shadowing him and they worked well together.  Our report was delivered to us on the night of the inspection since he knew we were under a tight timeline.  This is the second home inspection we have done with Michael and we are very pleased.

Responsive to voice mail for home inspection in less then 24 hours. Able to schedule us within a week of request. Was prompt and well prepared. Started by explaining how he would proceed with the home inspection telling me the areas he would cover first and how he would proceed. He answered every question I had with patience and detail. As this is my third home purchase I might have asked more questions than usual but Michael just kept answering and explaining. He took pictures of all issues which were concerns. Pointed out things that were good, safety issues, things that needed repaired or replaced. He caught what could be a potential plumbing problem and recommended we get a camera test to check it out further. I was unfamiliar with this test as was not recommended or suggested with our other purchases. We received our complete home inspection report in less then 24 hours after inspection completed. It was conscience and clear and easy to read with a summary then complete report following with everything referenced by page and item. We decided to get the camera test and glad we did as the plumbing issue turned out to be roots growing through a pipe occluding it. This is a costly repair that we would have been stuck with after purchase had we not followed his recommendation. We have used the report and the results of camera test to continue our negotiations with seller as now we fully know the extent of problem. I highly recommend ashburns inspections and if we purchase again will definitely use them. My son in law was highly impressed with Michael also and plans to use him for their home purchase. Can not thank him enough for a thorough inspection and all recommendations on maintenance etc. you won't go wrong using them.

Mike arrived thirty minutes early and was ready to begin before I even got out of my car to introduce myself.  Five minutes later, he was up on the roof taking pictures and educating me on things to look for when evaluating shingles and flashing.  He was professional, efficient, and even took time to explain the items of concern that he came across.  His report was thorough and he made sure everything was well-documented with detailed pictures of each area that he made mention.  In addition, he is also the president of the Pittsburgh Chapter of the American Society of Home Inspectors.  Any concerns you may have on whether he is up to date on current codes and regulations can be put to rest.  I highly recommended him if you are looking for a straight-forward, no non-sense inspector who will give you his honest opinion and not waste your time (or money).
