Michael is HAAG Engineering Residential Certified Roofing Inspector - #201504301. This designation allows for greater experience in roofing inspections and the ability to work with insurance companies for roof damages. Infrared thermal imaging is included with all homes to help ensure we find leaks from the plumbing or roofing systems, overheated electrical issues, or missing insulation. These are all issues not visible in a typical home inspection. We will customize our work to your specific home without conforming or compromising to a franchise type business model or procedures. Mike saved us thousands. We were purchasing an older home that we had fallen in love with. Mike made us aware of some serious electrical and water issues that effectively made the house uninhabitable before they were fixed. Seller had accepted our offer "as is", but with the information that Mr. Ashburn provided, we were able to renegotiate our agreement with the seller and seller paid for the necessary repairs. I am happy to say that we did get the house we wanted at a price that allowed us to make the renovations we'd planned. Michael was already there when I arrived a few minutes before the inspection was due to begin. He and another inspector in training had already walked the outside of the house. We looked together at the condition of the fiber cement siding, the mortar in the brick walls, the stone foundation, and pointed out an unprotected romex wire that ran up the side of the house. He gave some recommendations with regard to water mitigation around the foundations of the house.
I am an architect so I'm well versed in building construction and codes. Why do I need a home inspector? What Michael brought to the table was a depth of experience in home inspection, a host of inspection tools, and a willingness to inspect areas where I was not willing to go. Once on the third floor, he quickly crawled through a dormer window and ambled easily up the roof to inspect the shingles, flashing, box gutters, and chimney.
He provided a thorough inspection of the home. We found a sill plate in the basement with insect damage, and he verified that the area was not active, and the damage appeared to be superficial. He tested all of the plumbing, scoped out the inside of the furnace to check for cracks in the heat exchanger as well as running the furnace and AC, ran all faucets and showers, found some evidence of back drafting in the hot water heater, looked (and did not find) any evidence of active knob and tube wiring, and complimented the electrical work that was done by the sellers' electrician. We tested windows, checked a few spots suspected of active water damage, and discovered one with evidence of dampness in the third floor ceiling, indicating a small roof leak.
Michael returned our report to us that evening, giving us several days to meet our repair request deadline that we needed to present to the sellers.
Michael is not only through, but was a pleasure to work with. He exhibited a good sense of humor, and I had the sense that he really enjoys his profession. He's busy, but if you can get on his schedule, he's worth it.
Mike arrived thirty minutes early and was ready to begin before I even got out of my car to introduce myself. Five minutes later, he was up on the roof taking pictures and educating me on things to look for when evaluating shingles and flashing. He was professional, efficient, and even took time to explain the items of concern that he came across. His report was thorough and he made sure everything was well-documented with detailed pictures of each area that he made mention. In addition, he is also the president of the Pittsburgh Chapter of the American Society of Home Inspectors. Any concerns you may have on whether he is up to date on current codes and regulations can be put to rest. I highly recommended him if you are looking for a straight-forward, no non-sense inspector who will give you his honest opinion and not waste your time (or money).
