They were professional during the inspection. But they completely missed that a section of the attic had no insulation. When I called several months after closing to talk about it they insisted that they are strictly focused on safety and mechanics. 'Insulation is an add on'. Even though they commented on insulation in other places. I might not be so upset, it was a separate section of the attic then the main section, if they had done anything to acknowledge they made a mistake rather than denying responsibility.

"[member name removed], I’m so sorry for your frustration. I understand there are so many details involved with home ownership and a unexpected expense can be irritating. While I didn’t speak directly to you, when John called he mentioned the area in question is the void between the garage dry-walled ceiling and the finished room above the garage. It seems this void area was not filled with insulation. When a garage wall and ceiling are covered with drywall our inspection is mostly limited to the exterior of the area and any safety concerns, specifically making sure the garage and house are separated by a fire rated material. The comment in your home inspection report stated “Fire-rated wall/ceiling assemblies are generally required between the house and garage. A home inspection generally does not address any specific requirement; rather fire-separation considerations are limited to a determination as to whether the frame walls are covered. Wall insulations and vapor retarders are generally not observable and may only be commented on if an observed defect exists.” The voids between finished ceilings and floors above are not inspected as part of a standard home inspection. However, there are companies that specialize in home efficiency audits that make use of infrared technology to scan a home for voids in insulation. Mr. Berthoud is the Harrisburg/Hershey area franchisee for HouseMaster, a home inspection firm. I received a recommendation of Mr. Berthoud from a recent homebuyer, who described Mr. Berthoud as friendly, courteous, very thorough, and very willing to take the homebuyer with him throughout the inspection process to show and teach about what he finds. My experience with Mr. Berthoud fully fit the description. I had been told by others that a house inspection typically takes a couple of hours; Mr. Berthoud spent at least four hours on my house -- opening crawl spaces and climbing inside, going row-by-row over the house's brickwork with binoculars to identify flaws and repairs, testing appliances, switches and outlets, testing rafters and support beams, explaining the building code, noting the expected service life of various components of the house, etc. If you really want to know what's going on with a property, Mr. Berthoud will find out for you.
