It depends on the inspector. The first inspector found problems which led to substantial concessions. He was collegial and seemed to be on my side. The second inspector went through the motions, but missed some key items. For example, frozen and corroded water shut-off valves worth over $1500.00. When challenged, he said 'we don't operate valves, it sometimes causes a leak.' Well, great. Isn't he supposed to find something that's not working and will leak if it's used???

PERFORMED HOME INSPECTION ON THE HOME I WAS PURCHASING. I ACCOMPANIED THE INSPECTOR ON THE INSPECTION AND HE WAS VERY KNOWLEDGEABLE AND EXPLAINED VARIOUS DETAILS OF THE HOME TO ME. HIS REPORT WAS TIMELY AND IT HELPED ME USE THE REPORT AS A BASIS FOR OBTAINING A PURCHASE PRICE REDUCTION.
