The overall result was terrible. I promise, he will get you emotionally frustrated. He would tell you something needed to be fix and promised to do but never came back. He did not give us a quote before work started. He convinced my husband he could finished the job in one month; in fact, he did finished the major jobs except certain jobs that he has promised to do and never did it. As soon as our new tenant moved in, we found more work needed to be done. We called him and he would come first and told us like a pro and then promised he could fix this and that. Then, he never came back. For instance, we told him to fix the window of property one and he said he would order the parts; that was in April. Only in mid August, he suddenly returned our call and fix half of the window project; got the key of the property and promised to return with parts and fixed another "problem" of the dryer; he never came back. On the other hand, he was very prompt in getting paid. He would ask to get deposit today and asked us to put in our mailbox so that he could pick it up. Wow, only 30 minutes after I put the check in the mailbox, the check was gone and was cashed on the same day. When we asked for itemized invoice with cost of of materials and labor; he was upset and gave us a list of things he has done and make up numbers between labor and materials. I never see how much in materials and how much in labor. When he failed to return our calls, which were basically following up on leftover projects that he promised and that he never came back to finish, we withheld payment and waited for his return call. Until last Friday, he wrote a letter threatening to go to magistrate for non-payment. He even stating he would not work for us anymore. What a joker! Before all these happened, a neighbor of one of our townhouse asked him to do a remodeling of her basement. He jumped on it and he left some of his "promises" on our rental properties hanging - didn't return call or said he would do it next xxx day. Now, I see it is his pattern - he didn't finsished the previous job of the first complaintant in Angie's List and jumped to ours. Then, he didn't finish ours and jumped to our neighbor's basement project. In conclusion, he has a pattern of getting your money and do partially work and run to another project. I suspect he is not interested in return clients. He is working for himself and money. When he needs money, he will try to get it first; once he gets your money, the problem is yours; not his. Don't Don't Don't use him unless you know how to play his game.
Description of Work: He did work on two rental properties. One property required small maintenance work such as fixing a toilet while the other property required a major make-over. Jobs included painting all the walls, installed new ceiling; intall new kitchen countertop and patio sliding door and other works. He sub-contracted cleaning and new carpet installation to his "friend" and "family."

I would not recommend him. He ended up not being licensed. He has been in business for 11 years. When we were asking for information he led us to believe that he was licensed. His prices are good. He didn't do the work as he said he was going to do it. He made changes as he was going and didn't run anything by me. Halfway through the job, he stopped returning my calls or coming back. He left tools here. Without returning any calls, he sent his father and brother to come pick up the tools. He left the job completely unfinished. I would never use him for anything. He is unreliable, he work is not good quality. The things that he did do we had to have someone else fix them. It was an awful experience.
Description of Work: John Galbraith Construction gave us an estimate to close out a stairwell and turn it into two closets. In our hallway he was going to refinish plaster and repair sections of the drywall. He was also working in the basement with the beams, we have a old house and he was going to try to level some spots in the floor.
